    Asked questions in regards to community for a friend possibly relocating to St. Louis. Manager was very professional and did not rush my phone call at all. I will recommend this community to my friend, should they move to the area.

    I’m writing this review to provide an honest and candid account of my one-year experience living at Vanguard. I lived at Vanguard for 1 year, and moved out in July. While the property may appear appealing at first glance, the property was mismanaged, poorly maintained, and a the leasing staff had a general disregard for residents’ concerns. My partner and I felt extremely taken advantage of. 1. Misleading Pricing & Hidden Fees:
Despite repeated claims of “transparent pricing,” we encountered numerous hidden fees throughout our lease. I’ve attached a list of these unexpected charges to help future residents avoid the same surprises. 2. Excessive & Unprofessional Email Communication:
We regularly received emails that were not only excessive but often felt demeaning or threatening. Many included arbitrary fees or unfounded accusations, which felt accusatory and disrespectful. For a so-called “luxury” community, this level of communication was unacceptable. 3. Amenities Frequently Unavailable or Misrepresented:
Valet trash service, which we paid for, was routinely skipped leading to foul hallways. Instead of fixing the service, management threatened residents with fines. The pool remained closed well past Memorial Day, and communal areas like the lobby, printing center, and coffee station were often rented out without notice, making them inaccessible. 4. Questionable Renters Insurance Practices:
Earlier this year, mid-lease Vanguard attempted to increase our required liability coverage from $100,000 to $300,000—without cause or contract renegotiation. It felt like an opportunistic attempt to shift even more responsibility onto tenants. Only after we pushed back did they defer the change until after our lease ended. 5. Move-In Issues & Lack of Accountability:
We moved into a dirty apartment—clogged tub, water-damaged cabinets, LED tape under counters, and a damaged stovetop. We submitted maintenance requests, but the problems were never properly resolved. Despite noting the stovetop damage during move-in, we were still charged $125 for resurfacing. When we asked to review our move-in report, we were told it had been “lost.” This felt incredibly convenient for management and deeply unfair to us. Future tenants: document everything and keep your own records. Unfortunately, despite our hope to make Vanguard our home, our experience was marked by frustration, rude communication, and a sense of being taken advantage of. I wouldn’t recommend this property to anyone looking for a respectful, professionally managed living environment. Required Fees (Not disclosed in initial leasing appointment) 1.     While the community amenities are nice, the apartments themselves and the build quality of the complex does not command the high price of the rent at Vanguard Crossing. Below are my thoughts and feeling on the pros and cons of living at Vanguard Crossing. Pros: Community amenities are great. Proximity to the interstate and airport is amazing. The response to maintenance requests has been timely. New property management seems invested in solving problems. The community has a good mix of younger and older folks. Very pet friendly. Cons: The noise! If you do not live on the top floor be prepared to hear everything your upstairs neighbors are doing. The floors in the apartments are laminate and the subfloor is not concrete and apparently not sound proofed, so noise and vibration travel freely through the floors. Also, if you’re apartment is near the leasing office, the music they play during business hours can at times be heard in your apartment. Some noise is to be expected in apartment living, but for the prices they ask, the subfloors should either be concrete, or have enough sound proofing material to prevent noise from traveling freely between floors. Build Quality: Build quality is subpar for “luxury” apartments, if you’re OCD about your outlets being at right angles, this place will drive you to drink. All of the outlets in my kitchen are tilted 10/20 degrees, which bothers me greatly, but may not be an issue for you. My laminate flooring is popping up making it easy to stub your foot and cut yourself. There is a noticeable dip in my subfloor in front of my kitchen sink, which leads me to believe there was a leak and no repair done to the subfloor. There is also a lot of needless phone cable running around the base boards that I can’t figure out why it’s there. Cleanliness: The place is dirty, the carpet smells and is stained from valet trash spills and other disgusting messes. The new management seems to be trying to keep the place clean, but it is an uphill battle they are fighting. Also, the appliances in my apartment had not been cleaned thoroughly, or not at all at the time I moved in. I will say that management did clean my stove when asked. Parking Garage: There seems to be confusion around the assignment of spaces. TL:DR: The complex appears to be luxurious, but is far from it. Noise, noise, noise. Not the most clean luxury apartment I’ve lived in. New management is trying to fix the bad. Proximity to interstate and airport is good.
