We lived here for one year. When we initially moved in, we were not aware of the issues with the home. Keep in mind, we moved into a place that was only one year old. You would expect things to be pretty decent.
We expected a tiny bit of wear and tear, which there was. It wasn't bad at all. However, there was a smell. It smelled like cat pee. We assumed it was the carpets, because they were not clean when we moved in. There were pet stains in multiple rooms. I requested that they clean those stains before we moved in, and the guy said he would have his cleaning person take a look. They never addressed it, so we cleaned them ourselves while moving in. The smell did not go away.
Shortly after that, we found urine stains all around the baseboards in some of the rooms. So we cleaned those, too. The smell still did not go away.
We eventually started checking things like the vents. That's where the problem was. There was pet vomit, food, and other nasty things inside the vents. We requested that they come clean them, and they told us that no one in the area can do that for mobile homes. So we did it ourselves.
After that, we found out that cats were living under the house. They fought often, and it's possible that they were using the area as a litter box. I told management that they needed to secure the obvious gaps in the skirting. They ignored the issue.
The other major problem we had was with our master bathroom. After using the shower for a short while, we started to notice a musty smell that wouldn't go away. We also noticed some weird orange fuzzy stuff growing on the outside of the shower bed. After further inspection, we could see that there was a really bad caulk job done on the shower. Water had been leaking through the shower door into the bottom of the shower bed and into the walls.
Apparently, this issue was previously addressed and all they did was pull up the fuzzy stuff. It was actually some sort of fungus. We stopped using the shower, even though they told us it was safe.
The first time they took a look at the shower, they said that it needed a lot of work, but that they were just going to seal it up and take care of the mold with Kilz. I'm not entirely sure what they did that time around. I think the guy may have attempted to seal the shower a bit, but it looked terrible. The material that the guy used started pulling up right away. He told us it was actually fine because the shower had grout sealing it. I don't think that was the case. There was a clear gap.
The second time the guy came over to look at it (months later), he just put in some black baseboard vinyl in the bathroom corners. He mentioned that the walls near the shower would likely need to be replaced and that it would take about four hours or more. We never heard back about that.
One other minor issue was that the house was not level. We requested multiple times for them to come level the home, and they said that it required another leveling since homes typically get leveled once they're installed and then again a year later. The biggest tell for us was that some of the doors wouldn't shut properly. The woodwork on all of the doorjambs was super crooked and twisted. All of the materials in this home were super cheap, so things like the main baseboards were already falling apart or decently damaged.
On a positive side, the community seemed nice. Living close to Walmart and just about everything else in Springfield was pretty nice. We never had a chance to check out the pool or the community room, but we did get to use the storm shelter two or three times.
Honestly, I don't know what I expected with a mobile home. My gripe comes from how much we were actually paying compared to what we were getting. Our rent was about $1,300 a month, so I just expected more for our money.
