Good luck getting a refund when cancelling your reservation even if you do so before the deadline for 100% refund. I emailed requesting a cancellation and was told they submitted the request. a week later I followed up and they said they were working on the refund. Another week, they are trying to figure out how to process the refund in Stripe. Then no response to my emails, it’s been weeks. They are a vacation rental company and don’t know how to refund a payment for cancellations? It is a shame. I was going to rebook another property with them but now I am definitely not doing so.

Terrible Property Management company. Not sure how they’re even in business anymore. The most disorganized and dishonest company we’ve worked with. Wish I would have checked reviews prior.

WORST MANAGEMENT on the lake!! If you are seeking a management company that will deflect, blame you and make getting your property left behind (yes, I was careless, but all we endured had me on edge and ready to get the heck out of there) returned almost impossible, spending days trying to work with them and then to have them mail to an incorrect address and refuse to return calls.... THIS is your company! (Do not have them do the cleaning either, the cobwebs we removed to sleep in loft and the spider that greeted us in our welcome card were not welcomed!)
If you want to spend your vacation being on property as the house is maintained, lawn company showed up at 9:36 am the first morning on property and proceeded to blow leaves for three and a half hours making outside impossible to use. We pivoted to inside activities and then learned the internet was down, so we got to spend a few hours with a member of the management team as they tried to fix the issue. Their solution was to offer us to leave within the hour and would refund the two remaining nights. I don't know about you, but the four of us were not prepared to pack up within the hour especially with a personal chef arriving the following evening from KC for the intended purpose of the trip, a birthday celebration. They then offered if we choose to stay they would require we "not complain " any further and would allow for a late check out of an hour. Luckily we already had a repair ticket for the hot tub as it also had issues. Those repairs/maintenance took place on morning two at 8:30 am, again our second day on property and we spent it with the repair man for the hot tub, he drained it fully, cleaned it placing chemicals in it and said it would be warm after about four to five hours, we did not use it for fear if something went wrong the management company would blame us. THIS WAS THE WORST EXPERIENCE I HAVE EVER HAD!! There is soooo much more to tell, but this whole experience has been time consuming and that was NOT the goal! I will say DO NOT ask for them to bring propane for the table as when we did after the two half full tanks ran out we were told "we used three times more propane than any other guest, " versus checking the table for the leak we discovered. If you are headed to 176 E Lakeview Rd, "Birdies Cove," I would suggest you ask that they check the leak, as we were not allowed to "complain" so was not reported.
I want to speak directly to Jonica, Mark and Tia here as they won't return my calls. What you did with my laptop was beyond petty, putting the incorrect address, shame on you. Lastly, you knew the dog on property was a medical alert dog, so I ask that you remove the blatant lie you posted on my review on Air BNB, please.
Do yourself a favor and seek a management company that truly seeks to deliver a five star experience, NOT one who says it but can't back it up with actions.

It was a nightmare. Stayed at charming Birdies Cove; Lake of the Ozarks for a special “Ladies Weekend” & birthday celebration. Seems everything went wrong. Electronic lock failed to work; had to use key for entry. (They came to change the batteries!) Internet went down; msg’d “Tia” who sent someone to fix it; unable to fix & immediately “offered” us the option of leaving immediately & getting refund! Wait~it gets better…outdoor fire table ran out of propane. Msg’d for more propane, they brought us a near-empty tank to replace. When that ran out, we switched it with the near empty tank from gas grill. Asked again for propane (as we were planning to use gas grill.) Again given only a partially full tank. Day #2, we were relaxing on back patio @ 9:30 AM, when the leaf blower worker showed up with heavy duty equipment to clear leaves from property. “Tia” msg’d us just as the guy pulled into the driveway. Our relaxing morning turned into a day of anxiety because he cleared leaves for over 3 hours! Hot tub worked night #1. Used it late into night/early AM. Followed instructions found on side of refrigerator (cover, turn temp down, etc.) Day #2 hot tub didn’t heat up. Msg’d “Tia”, who sent someone to fix, who emptied the entire thing, cleaned it top to bottom & refilled. We were too scared to use the hot tub after that and left it alone. But “Tia” was clearly tired of the issues (as we were!) who msg’d back that this property is “not the right fit” for us, and gave us until Noon to pack & leave (time was 11:30 AM). NOTE this was day 2 of a Thurs - Sun stay. Given 2nd option of staying full term, with the understanding that we could not complain about any other issues during our stay & no refund of any kind would be given. “Tia” specifically told us in her msg we “used 3x’s the propane as any former guest”, (why didn’t someone come check the fire table for leaks?) we “broke the hot tub by not covering it at night when done using” and she claimed she knew this because a neighboring property owner informed her it was left uncovered overnight ~ which was not true. We covered it; after we got out well into the morning hours. Tia also claimed we had a service pet on the property we failed to disclose, & immediately demanded vet records, etc. (She even wrote a review with the lie on Airbnb after our stay.) One of the registered guests relies on her certified service dog, as she has severe health ailments. We disclosed the service dog on our reservation! She also claimed we had 6 guests at the house. We corrected her that there were 4 at that time. 2 more joined on Saturday, which we also disclosed when we made the reservation. We didn’t have any alcohol, and were shocked to find empty beer bottles & cans around the property housekeeping missed. (Took pics for proof.) The whole weekend, it was just one debacle after another, and “Tia’s” resolution to the problem was “not the right fit for you” rather than fixing the problems. Her customer service is horrible, despite touting her reputation to “make sure your stay is five stars”. It was anything but. We just wanted everything to work, wanted peace and solitude and needed a Ladies Weekend away from our lives for a few days. Instead were lied to, given rude and incorrect accusations, & told how much “trouble” we were!
This is a great place to work with. The short-term rental we stayed at was very clean, lakefront, and very well maintained. Thanks, Lakecation.
