  This is about Manor Ridge at 120 W Elizabeth St, managed by Grit Property Group. Since they took over, rent and fees have skyrocketed while the property hasn’t seen a single improvement. The laundry room is always filthy, and the breaker box hasn’t been fixed — a clear violation of fire and building codes.

  We had some struggles in the beginning, when Angie reached out she was extremely helpful we made sure our requests where being heard. I can say that Angie truly cares about what she does and the people that rent with grit. Thank you for being what we needed when moving to kc and being so kind and helpful we truly appreciate it.

  It's a trap! The current property management company, Grit Property Group, has really run this once quaint and affordable complex into the ground! Grit Property Group has significantly lowered the standards of safety, general maintenance, resident retention, cleanliness, and overall peace of mind that existed before the takeover. Homeless people are living in the laundry rooms. Pipes are so clogged that the laundry rooms flood between cycles. Dog excrement is being left by SO many neglectful and inconsiderate tenants that it is causing other pets health issues and also causing the place to stink. While other tenants just allow their dogs to relieve themselves on the patios above other residents. I.e. my neighbors above me. The pool is the only amenity the complex has to offer, and the Grit failed to open it for more than a 24 hour period, the whole summer of 2025!! To top that off, there are now $100+ worth of fees tacked on every month! $50 for "tenant paid utilities" (trash and water used to be included in rent 05/2025) $30 for "resident benefit package" nothing extra is being done on the property to allow for such a charge. The lights around the pool were removed, which provided ambience and safety for those walking their pets at night. The lights in the parking lot are mostly out and make for an unsafe space. +$10.95 for renters insurance (unless you go through their app, to prove you have your own which is another charge. +$9.99 transaction fee to use your card to pay rent. It is very disappointing, that within one year, a home can become such a dreaded place to be.

  The entire staff are wonderful and they provide 5 star service to the tenants pertaining to maintenance issues and they also provide superb updates pertaining to rental payments

  According to Grit Property Group, the Resident Benefits Package is outlined in advance and is compliant with Missouri law. However, under this package you charge residents a fee to change air filters in their apartments. This is a landlord’s responsibility, as it is part of building maintenance—not a tenant’s responsibility. This is a direct violation of Missouri landlord–tenant law, and this package cannot comply with Missouri law by any means. Inquired about the one-bedroom apartment priced at $775 plus fees, located at 120 W Elizabeth St, Independence, Missouri, and managed by Grit Property Group. “Plus fees” means you will be paying $30 for the RBP package, $10.95 for renter’s insurance, and $50 for water/sewer/trash. If you have pets, that’s an additional $50 per animal per month. On top of that, you are responsible for utilities—gas and electricity—which will add approximately another $200 to the bill. In total, you will end up paying over $1,000 for an old apartment that does not have a washer and dryer, dishwasher, or microwave. Additionally, the laundry facility is not free for residents, so you will be paying extra for that as well. Are you serious? At this price point, you can find a luxury apartment with the amenities mentioned above. Not to mention, this property does not offer any amenities at all—no gym, no pool, etc. The “cherry on top” is the RBP package, which includes a charge for changing air filters in residents’ apartments. This should be part of building maintenance and the landlord’s responsibility. You are violating the law here, and I hope you are aware of that.
