I rarely leave reviews, but I genuinely feel future tenants deserve to know the reality of living here before signing a lease. My experience with this apartment complex started with dishonesty from management. As an international student moving to the area for the first time, I relied heavily on the information and apartment tours provided by the leasing staff. During the tour process, I was shown multiple apartments and made it very clear which specific unit and conditions I was interested in. However, after signing the lease and arriving to pick up my keys, I was suddenly given a completely different apartment that had never been shown to me beforehand. The apartment I received was significantly worse than what was presented during the leasing process. It honestly felt like they took advantage of the fact that I was unfamiliar with the area and unable to properly verify everything before move-in. The difference between what was advertised to me and what I actually received was extremely disappointing and misleading. On top of that, the overall management experience was terrible. Communication was poor, concerns were ignored, and maintenance issues were either delayed for long periods or handled with temporary fixes that never truly solved the problem. For the amount tenants are expected to pay, the level of professionalism and accountability is unacceptable. This property does an excellent job of looking appealing during tours, but the experience after signing the lease was completely different. I would strongly encourage anyone considering living here to be extremely careful, ask detailed questions, and make sure every detail is confirmed in writing before committing to anything. Personally, I would never recommend living here.

Update: The phone number provided is directed to the head of maintenance. This gentleman is no longer accepting our calls. I’ve added an updated photo of this situation. We were excited to lease a penthouse in Clayton, MO at Clayton on the Park as we split our time between St. Louis and Winter Park, FL. Unfortunately, we have had many water leaks from the ceiling and the recessed lights. After yesterday’s storm the “fixes” that the maintenance crew used previously have failed and the ceiling has caved. The water is now spreading in the ceiling to multiple rooms of the penthouse causing massive leaks and water build up. This is now impacting apartments below us. The maintenance crew has been unresponsive for mitigation actions. They will not cover any of the furniture or tarp the failing roof areas to mitigate further damages, after multiple requests. They have also used our beautiful china and our trash cans to catch water from the leaks. Finally, no one will speak with us about the remediation plan.

I popped in for one of the rooftop events this past Wednesday and didn't expect to stay as long as I did. Krista's welcoming presence as property manager, along with the energy, music, and atmosphere, made it truly engaging. There's clear intentionality behind creating experiences that bring people together. Choosing to live here after downsizing and selling our home in 2025 was the right decision. The entire team has been responsive, going out of their way to help us adjust to apartment/community living with ease. We upgraded to a larger upper-floor unit after closing, and every day, CTOP feels more and more like home.

Our lease at Clayton on the Park ends March 31. We moved out on Feb 28th, but did not surrender our keys until today (March 21) and still had personal belongings in the unit. We paid the full month of rent/required fees for March and also are still paying the electric bill, so it is expected that the unit is still in our possession and should be treated as such. When we returned today to complete our final cleaning and turn in the keys, we found our apartment door left open, all the window shades raised, and our personal items moved around—without any notice or communication that someone would be entering the unit. This was extremely concerning and felt like a clear violation of our privacy and trust and also breaks MO tenant laws. I expect to be contacted by management regarding this ASAP based on my conversation with the member of the leasing team who was on duty today. Beyond that, our experience living here has been consistently frustrating. From the moment we moved in, the unit was not properly prepared, and ongoing maintenance problems quickly became the norm rather than the exception. Nearly every month brought new issues—plumbing failures, leaks, broken appliances, and unreliable AC—many of which required repeated visits to fix or were only temporarily addressed. More serious problems, like persistent water intrusion and seeping through the floorboards, dragged on for months with little progress. Instead of permanent solutions, we were left dealing with loud equipment and repeated disruptions to our living space. Even basic utilities, like hot water, were unreliable at times. For the price we paid (around $2400 for a 1 bed 1 bath) the apartment never felt fully functional or “luxury” as advertised. Communication from management was often lacking, and requests for meaningful resolutions were ignored. Certain members of the leasing and concierge teams were extremely rude and difficult to deal with. Walls are paper thin, you can hear everything from surrounding units. Amenities were a let down. For example, the gym is situated right next to multiple apartment units. This makes it extremely uncomfortable for those of us who work and need to go to the 24 HOUR gym later in the day. There was one day I was in the gym with a few other tenants also working out, and a girl who has a unit next to the gym came in and yelled at a guy stating he needed to be quieter when using the machines because she can hear every movement and has to sleep with cottonballs in her ears… Rooftop is usually a mess, and the pool was consistently underfilled when it’s already only about a foot deep (seriously..) Overall, the experience fell far short of expectations, and we would strongly recommend looking elsewhere. Based on recent reviews I’m sure they will give us the run around on giving us our deposit back too even though we left the unit much better than when we moved in.

It was a good place but the manager did a terrible job. It is a totally mess to process my deposit refund and they always want to take advantage of your deposit. It has been over 90 days since I moved out, and I still haven't received my security deposit. Management has repeatedly lied about mailing checks. They now admit the check is 'Pending' after 3 months of excuses. This is a direct violation of Missouri law (RSMo § 535.300). I have filed complaints with the BBB and the Missouri Attorney General. If you do not want a mess after you move out , the DO NOT LEASE HERE!!!
