    The five star TOUR reviews here are BS. We have real issues going on that aren't being remedied. Everything really has gone downhill since new management took over. Elevators have constant problems, golf simulator has been down for months. Hot tub has been in/out. There's less security/maintenance and staff. The front desk is empty a lot now. They cut the team drastically so now everything takes longer to get done. Their use of AI has only made this worse, not better. Packages rarely get delivered anymore. Our two coffee machines (that we all loved) were replaced with one single machine that has terrible coffee and can't fit a travel mug. Want to take a cup to go? Tough. They never even have creamer out now. fizzy machine is next My shower was leaking and it took forever to fix. It wasn't even done correctly. The building smells like garbage frequently now which I never noticed prior to the switch. I feel this new place is only worried about making as much money as possible.. which is evidenced by cutting security/maintenance people, slacking on amenity repairs and removing our favorite coffee machines. All that while driving up parking/rent.

    I walked into the building and asked for a tour. Madi was available and she showed me around. Great experience and I liked what I seen. Madi definitely did a good job of answering my questions and followed up with me less than an hour of me leaving . This is a burner lol 😂 won’t use my actual names for reviews anywhere.

    ⚠️ BEWARE OF 5 STAR REVIEWS ⚠️ As you read reviews, I strongly recommend looking at the dates. Most/almost all positive reviews that include details (not just blank 5 stars) are from before the building sale/management change. Why You Should Think Twice About 365 & Why I Won’t Be Renewing When I first moved into 365 Nicollet about two years ago, it truly lived up to the “luxury” label and delivered on things you’d expect like premium finishes, great amenities, responsive management, and excellent service. Unfortunately, that experience has steadily declined over the past year, especially during the building’s sale and as the new management has settled in. I don't want to move and love the location...but as the old owners were preparing to sell, quality started to slip a bit (not a ton but noticeable). I chatted with a good number of other residents in the elevator/common areas, and we all hoped things would rebound once new management took over. Instead, rent shot up, new fees were added, and service levels dropped even further. What’s gone downhill over the past year or so: - Rent hikes & extra fees: Rents have risen sharply, new fees have been introduced, and ancillary charges (like parking) are up, some even 20%+. Full disclosure, this hasn’t affected me yet but I’m sure it will impact everybody as we cycle to new leases. - AI instead of people: The management used to even know many of our names…now messages to the front office get you an AI that you must force to reach a real person…who takes a long time to reply. - Fewer & less engaged staff: Maintenance and service are more impersonal and reactive. Unless you’re touring the building, it seems like you won’t get much attention. The new owners reduced headcount on the building management side as well as maintenance side. - Reduced security: In the last year or so, security was hired to patrol the garage/common areas due to intruders and break-ins. The patrol, which existed for good reason, was quietly cut. - Slow or ignored maintenance: Small fixes seem to still happen on a reasonable timeline, but larger ones drag on. I have been waiting for several months (!) now for them to repair my bathroom paint which is peeling in several areas (due to moisture from poor ventilation in my bathroom, not neglect). - Amenities deteriorating: The golf simulator has been broken for months with seemingly no end in sight. Just like my bathroom paint fix, the update is “we’re working on it and the solution is just around the corner”. Aside from the golf simulator one of the two coffee machines was removed, leading to frequent lines at the remaining one (first world problems, I know, but still one of the many things that we pay for that is not being delivered or being underdelivered). Sure, there are a few superficial improvements such as some upbeat signage, free food every so often, a small increase in resident events, and slightly cleaner common spaces. Between the few improvements (all of which are outward appearance-centric/very noticeable on tours) and the reviews/reputation the old management built, I can totally see how some folks would think this higher price point would be agreeable…only to realize too late that the experience they’re being promised that many reviews raved about will not be fully delivered. For those considering moving in, I’d urge caution. Charging top-tier prices while delivering mid-to-higher tier quality (at best) is not acceptable. Other newer luxury buildings downtown (with the same/better amenities in arguably better locations) are charging the same or very slightly more. When you factor in their often-better move-in promotions and the fact these other buildings are delivering on what they promise, the true cost is often the same or less for a far better experience. While I absolutely love the location of 365 (personal/gym/work reasons) and don’t want to move out, unless things change, I will not be renewing.

    I have lived here for a few years now. I’m going by an alias because I do not want any backlash. The new management is friendly but overall the building has gone downhill. They no longer keep spaces clean, there has been dog urine and feces in the garage for a month now and despite letting management know multiple times they have not done anything about it. My dog got an infection from their dog space because it is not kept clean. They are getting rid of security to cut costs, while spending money on unnecessary things like rugs in front of the elevators (that are never straight and people slip on) and scentair stations that smell like a grandma. All the while they are significantly increasing rent rates and scamming new residents with the prices. They truly are making the building less and less worth it while gouging the prices.
