*Update (regarding management response): When I spoke with an advocate from Home Line I did specifically ask about it being an on-going project. I was informed that residents can file for any of these. One would just need to write a letter asking that the water issue be resolved in 24 hours (even if one knows it will not be). If it is not complete one would follow these resource steps. Best option would be to call or email home line for more detailed support.
Know your rights. I wish I would have known this when they first started in my unit. Maybe this will help bring peace to those that are about to go through it or have already gone through it. For a good discussion on repairs and maintenance issues in general and ways to enforce your right to repair and maintenance, I recommend reading the AG's booklet, Landlords and Tenants: Rights and Responsibilities, available on the AG state website. Specifically read "During the Tenancy - Repair Problems".

REPAIR AND RENT ESCROW
Start by asking the landlord to fix the problem in writing. We have a form letter can be found on homeliness website. But you can also write your own. Make sure to put the date on the letter, sign it and keep a copy if it is a physical letter.
After sending the letter, you need to wait two weeks . And after the two weeks, you can file a court case called a rent escrow (where you will escrow your rent with the court as part of filing the case, if any rent is owed). As part of that case you can ask a judge not only to order the landlord to fix the issue but to reimburse you for having to live with the problem.

ETRA
This is a court case you file to force a landlord to make emergency repairs. You usually get a hearing within a week of filing. It's tough to get into court any faster than that. I'll link the forms for doing so below, but before you file an Emergency Tenant Remedies Action you have to contact the landlord and tell them the following two things:
They must fix the issue within 24 hours (still file even if you know it can not be completed in 24 hours).
You will file an Emergency Tenant Remedies Action if they do not
Both parts of that warning are important. You need to describe the problem and say that they “have 24 hours and that you will file an Emergency Tenant Remedies Action under Minnesota statute 504B.381.” You can contact the landlord any way you normally would (phone, email, text) and you don't even have to reach them so long as you have really tried to contact them (so if you don't reach them try again or in several different ways).
If the repair is not completed within the specified 24 hours after your warning go ahead and file on MN courts website.
There is a filing fee of around $80, but you can get that back if you win and/or if your income is low enough you may qualify for the fee waiver. The fee waiver form can be found on MN Courts website.
Do this after the fact: If everything is complete in your unit follow these steps if you would like.
As for the inconveniences for the repairs, I recommend starting with a demand letter. While there is no set formula, we do recommend figuring out the price per sqft and calculating from there, giving bathrooms and kitchens a bit more than a closet. If the landlord doesn't respond to the Demand Letter, then you can file in Conciliation Court. I also advise you reach out to the Attorney General's Office and file a complaint on the AG website.

Me and my husband have been living at Mallard Ridge for about 4 years now. Although there are some things that may not make us too happy (we have communicated with management) the are is super nice! Close to the heart of Maple Grove and all the shops. Management on this property has been extremely helpful and great with her communication and that’s something I really appreciate!
Despite things that are not in our control (rent raises, pipe projects, etc) I would say it is a nice place to live (:

Lived here for 5 years, i would definitely avoid in the future. Doors to the apartment slammed very loudly no matter how quiet and gentle you try to close it. People Constantly weed smoking and dog poop 💩 was always all over the property, keeping the heat inside the apartment was very challenging in winter time since the heating system was so outdated, The Rent for this apartments are so overpriced as well.!
