Would give 0 stars if I could. Management can't spell, don't know how to do their job (always someone new in the office), can't fill out tax forms right- literally listed my new address as their own address on my CRP, refused to communicate appropriately (and sometimes just wouldn't). Property manager treated her staff so incredibly bad that when I spoke to my neighbors they literally called her the devil lmfao. Not to mention she tried to blame everything on the staff she clearly never trained (that's a failure on management and so incredibly embarrassing- what a cop out lol). Even the CEO or whatever in California quit. Ceiling collapsed, mold everywhere, had cockroaches everywhere, trash room was a nightmare ALWAYS, and stairwells smelled so bad I almost threw up every time... list goes on folks. The lease is misleading and they really thought they could charge me more for the month-to-month the lease mentions than it costs to do month-to-month in the brand new apartments 2 blocks down. Insane. Do not rent here! They take advantage of people 1000% Actual unit was fine and maintenance team was fabulous, but that's it.

WORST WORST EVER!
Manger is incompetent and impolite. They don't want to answer the residents' email or phone! They don't even want to answer the door.... There are even worse things than incompetence... no security deposit refund.. raise your rent without generating a new lease....no maintenance at all.... whatever problem you can think of you can get it here. So DON'T MAKE THE WRONG DECISION LIKE I DID!
The problem is I never received the new lease. I have been asking for a new lease at least ten times through email, phone calls and visiting in the office. I wanted to pay early move-out fee but just need a document to support that. I also emailed to address that issue. If you can't generate a lease, an official document simply stating this is for early move out will work too. But still no reply on my email. And I also never received my security deposit.
I don't know whether this is a new management or not. I only spoke out from my ow experience. When I lived there, the manager didn't like to respond to any request. The maintenance was basically zero.

1 star for the location and 1 star for the fact the building is very quiet, both things IPG had nothing to do with. The management needs to get its act together. It took 2 weeks of emails and phone calls to get a kitchen cabinet that was falling apart fixed when we moved into the unit even though it was empty when we viewed it and they had time inbetween our application being accepted and us moving in. Our unit had extremely uneven floors, especially in the kitchen. The oven and the sink had about a 1 to 1.5 inch difference from one side to the other, so baking things evenly was impossible. The toilet in the smaller bathroom was lopsided and you could tell when you sat on it. The AC unit in the bedroom had a 1 inch gap around it that led directly outside, so we had to insulate it to keep bugs and the elements out. The hallways were poorly maintained, water spots litter the ceilings and there are warped baseboards everywhere throughout the building. When maintainence would do work they would leave baseboards loose with exposed nails and large holes in the walls with exposed pipes, wires and insulation for weeks. During the winter there were frequent water shut offs. The east stairwell has extremely rusted steps and the walls leak water when it rains and it freezes over in the winter. The call box in the entrance never worked and management let solicitors in the building even though it's posted in the entrance no solicitors and that's the whole point of living in a secure building. They have no awareness of the community and tried to resurface the parking lot during Raspberry Fest and tried to tell tenants they wouldn't be able to use the lot the entire weekend. The company they bill utilities through is a rip off, bills for trash, sewer and water varied from 40 to 100 without providing any kind of usage amounts or reasoning for those amounts. The lights in the parking lot don't turn on until well after 11pm if at all. Tenants smoke in the building and all management does is post signs.
In short if you want to be in Hopkins and can't afford anything else this is an option but don't expect much from the people you're giving your rent money to. Hopefully they can get a decent manager in there that will actually do things and care about the tenants, especially the older and vulnerable ones that deserve decent housing.
