One of the worst apartment complexes I’ve came across. The rates are high and they charge extremely high amounts for helping you troubleshoot issues ex: (getting a door unlocked, new keys, new parking pass, etc). Also not to mention they also seem to have underlying information that they don’t disclose to you until you have signed the lease agreement. Things weren’t fixed before moving in also. Not as luxury as they make it seem!

I have lived at Boulder Ridge for about a month now, and I love it here! It is such a safe area to live at, especially for college students new to the Duluth area. The apartments are modern and have plenty of room. There is many great amenities that Boulder ridge offers such as a pool, gym, tanning beds, and more that I use weekly. It is near both UMD and CSS, and Boulder Ridge does offer free shuttle rides to campus. The staff and maintenance really make living here more enjoyable. I would definitely recommend this place for anyone looking for an affordable apartment!

These apartments are clean and safe to live in, however the management here is terrible. One time, I received a notification that my package had been delivered, but no one in the office could find it - it was later found in an employee's car. While management was trying to "find" my package, no one was helpful and instead they were very rude about it and blamed it on me that my package was lost. The property manager, Lisa is very rude and unhelpful. While speaking to her on the phone, she interrupts and yells so that no one can speak but her. She does not listen to her tenants, nor does she believe them or their families. Instead of providing polite customer service, she is incredible rude and clearly doesn't care about anyone but herself and her "team." I have never felt so unvalidated by a property manager and she honestly has no idea what she's doing.
One of the worst things about living here is that in the weeks leading up to your lease being done, management will call you and ask you when you are leaving. It's like they try to rush their tenants out as fast as they can once the school year is over so that they can "clean." This is BS because when I moved in, my carpets were dirty and the walls were painted in patches. They take $125 for cleaning and all they do is pocket it. So beware - 3 weeks before your lease is up and they'll be calling you asking when you're leaving and the worst part is that they kick you out over a week before the month of June is up but still expect you to pay the whole months rent. All they do is suck your money up.
I also had a negative run-in with a dog in the elevators and Lisa claimed she would speak with the dog owners to remind them that their dog needed to be in control of itself, but she never did anything about it and the dog continued to cause problems to other tenants. I have had problems with this management since I moved in and the only reason why I continued living here was because the actual apartment was nice. They definitely need new management and they need to train their staff better because everyone there is rude and no one is helpful. I could continue on and on with the negatives of this place. Honestly live somewhere else where they will actually care about you!

Last year was good besides the fact that they had to do construction in our apartment and they never fixed the problem. There were leaky pipes that would rattle and drip really loud between the bedroom and living room wall. The heat vent in the one bedroom didn't work and they "fixed it" although the room never heated after they worked on it. They didn't put the floorboards back on or vent after they worked on it either. Also, there is a rule that says that maintenence can't enter your apartment without your permission- They failed to follow that rule and have walked in while i was showering and sleeping another time. Now don't even get me started on the deposit fee and how they took $356 from my $400 deposit. Apparently i never vacuumed in my living room which is false because i broke a vase while packing and vacuumed that up and the rest of the apartment. Both me and roommate vacuumed. We were also charged for "damage to the kitchen" which is utter bullshit. There was a gouge that was clearly filled in with some caulk and we included that on the inspection paper when we moved in. We did absolutely no damage to the kitchen. We also were charged for stains in the carpet. Umm..Stains? Yeah.
So now to talk about this year. We ended up adding another roommate to live with us so we were going to move from our two bedroom to a three bedroom at boulder. When i called management to discuss the process i was VERY rudely shot down and told "It is impossible to do that. It is a problem for everyone." I was completely taken back because how is it impossible to move from one apartment to another especially when i knew of other people that have done the same thing. Eventually they got back to me saying that we can move into a three bedroom and they said we had to move out of our two bedroom by the 2nd of August and couldn't move in until the 15th to our new three bedroom. So since all three of us live 4 1/2 hours away we had to rent a uhaul and a storage unit and make separate trips from our home 4 1/2 hours away which is hella gas money. The day after we moved out and i was home i got a phone call from management saying i could've moved in the same day i moved out. I was completely outraged. The R.A. talking to me was blaming me for it claiming she never told me i couldn't move in until the 15th. I had the same RA the whole process. Altogether making the trips, uhaul, and storage unit, we spent over $400 to move when we actually never had to. They refused to reimburse me in any way although it was there fault.
Our new apartment when we moved in was not cleaned at all. The carpet had crusted noodles and stains, there was disgusting stuff all over in the fridge, and everything had a thick layer of dust on it. Our screen on our patio was torn, 4 of the 7 doors didn't lock, one of which was the main door to enter the apartment, our washer and dishwasher suck ass, and one of the toilets sometimes doesn't work. Also almost every single MORNING i am awaken by the obnoxious loud yelling of the maintenance workers outside. They have no respect for the people living here. Th wifi is horribly slow and the parking is terrible (maybe stop putting up buildings and make parking lots?)
The management here has terrible customer service. They are all rude and unapproachable and always seem to be upset when you ask for help. If you call or email, they won't answer. I had to talk to the manager about rent payments and financial aid and she never got back to me. I went in multiple times before someone finally helped me. The only good workers here are the lovely bus and shuttle drivers who are always kind and caring. The bussing is really nice to have and so is the clubhouse. The apartments are nice but if I'm paying the amount i am, i expect them to be in tip top shape.
