  It’s been 3 weeks since I submitted everything for approval of a project. Should be 15 days. Still waiting… meanwhile others in my community have already received approvals. Tell me what the HOA fees are for again?

  Stacy Sanders was my customer service representative. I have had the pleasure of working with her twice now. She helped me get an emergency approval for my roof replacement, huge stress relieve! Second time was for windows. She was prompt and professional.

  Would give zero if I could. Living under this HOA has been a masterclass in how to turn simple neighborhood living into a full-time compliance experiment. Nothing says “community” like getting warning letters about the angle of your trash can while actual problems go ignored. Communication is either nonexistent or arrives in the form of vaguely threatening notices. Rules seem to change depending on the day or who’s enforcing them, and common sense rarely makes an appearance. If you enjoy surprise fees, selective rule enforcement, and the feeling that someone is constantly measuring your grass with a ruler, this HOA might be perfect for you. For everyone else: prepare for frustration, endless paperwork, and the realization that the people with the least practical priorities somehow have the most authority.

  Very prompt and friendly answer to my call. Was able to answer my question promptly. Appeared very knowledgeable. Was pleasant and very helpful. I appreciated not being transferred or put on hold. Excellent.

  I had an issue with my garage door a few months back. Typically this falls under HOA responsibility. I spoke to Elaine Pugh at Land Arc. She promised to take care of it. As promised, she sent someone to fix it on a saturday morning and got it all done. It was really wonderful and I cannot thank Elaine enough for her help. I had some over of town travel plans on Monday early morning and I was worried about getting my car our of the garage on early Monday morning. If not for Elaine's help, I would have been stuck inside the house until someone came to fix the garage door. Thanks again Elaine!
