    Charges people for damages when they already need to update the place. The owner acts like they care and will even write back to you. But they won't actually do anything about any problems. They just want a much money out of your pocket as possible.

    Things were great—until they weren’t. We lived here for three years and were nothing short of amazing tenants. Rent paid on time every month, pet rent paid every month. We dealt with summers of no working AC—95 degrees inside—along with loud, inconsiderate neighbors and constant rent increases, all while our unit slowly deteriorated. Despite it all, we never once complained. Before moving out, I even hired a professional cleaning company to make sure everything was spotless. I have full footage of the unit before we left. But apparently, none of that mattered—because Edward Rose & Sons decided to charge us $800 to replace carpet over completely made-up damage. The so-called “damage” they’re referencing is a few minor spots on the carpet pad underneath, which don’t affect the carpet’s appearance at all. That’s normal wear and tear—something Perry Place clearly doesn’t understand. They seem to expect tenants to live in a space for over three years without ever spilling a single thing. Then, they pull up carpets for no reason other than to invent charges and take your money. Even the photos they sent me show zero damage—just vacuum lines from the professional cleaner I hired. When you call the billing department, they immediately belittle and talk down to you instead of listening. There’s no clear definition from Edward Rose & Sons about what they consider “wear and tear.” They expect tenants to return the unit in better condition than when they moved in—and even then, you probably won’t see your deposit again. Long story short: don’t waste your time. This company’s practices are predatory, and honestly, I smell a class action lawsuit coming soon.
