    I’ve lived here for a while and have generally tried to be patient, but the recent HVAC system installation has been extremely disappointing. My master closet has been completely unusable for over a month, with no clear timeline for when it will be restored. The maintenance team continually leaves behind debris and dust, even outside the work area, and basic cleanliness has not been maintained. Despite multiple emails to management, I’ve received little to no response or updates about when this issue will be resolved. It’s frustrating to pay full rent while losing access to part of my living space and being left in the dark. This could be a great place to live, but the lack of communication, accountability, and respect for residents’ living conditions has made this experience very frustrating. I would strongly recommend that potential residents ask detailed questions about maintenance quality and management responsiveness before signing a lease, as well as look at the space you're renting prior to signing the lease.

    I would strongly caution anyone considering Waverly on the Lake Apartments before signing a lease. Since moving in around October 2024, I’ve experienced ongoing maintenance and safety issues that management has failed to address, despite repeated written and in-person requests. Problems include broken outlets, damaged locks on entry and patio doors, cracked and uninsulated windows, stained flooring, and an unfinished door frame left after a burglary that has never been properly repaired. In addition to poor maintenance, crime within the complex is a serious concern. There have been frequent vehicle and apartment break-ins**, and even after multiple complaints and resident petitions requesting security cameras, management has done nothing to improve safety or respond to residents’ concerns. The lack of accountability, disregard for tenant safety, and failure to perform timely repairs make this one of the most frustrating rental experiences I’ve ever had. If you value a safe, well-maintained home and responsive management, avoid Waverly on the Lake Apartments. Update: Maintenence is not organized. They keep telling residents they are going to make improvements. These improvements have all been superficial. They are only redoing siding on the sides of buildings that face the road to appeal to new residents. Do not fall for their tricks. The unit I live in has been half finished since September and it looks embarrassing. I do not invite family over due to this.

    Avoid living here at all costs, coming from a resident of 4 years. At some point every year I have been without heat during a critical time like December, and this summer alone I went without AC from July til a few weeks ago. If you have any issues with your apartment that cannot be handled by maintenance, you will need to physically show up to the leasing office as they do not answer phone calls or emails. After the last maintenance procedure weeks ago I was left with holes in my walls from removal of shelving, and advised by the leasing manager that they were "unsure if repainting was happening"... which was damage caused by them solely. If you are looking for a lack of transparency with procedures done by the community that will effect your home, this is the place for you. If you are looking for a neighborhood that disregards complaints such as neighbors screaming throughout the night to the point where you're calling law enforcement monthly, issues with stealing, etc, then this is also the place for you.

    Wonderful community and experience so far! I want to give a special shout-out to Khim, my leasing consultant. She was absolutely amazing professional, friendly, and very attentive. She gave me a great tour, answered all of my questions, and kept in touch throughout the entire application process. My apartment looked exactly as it did during the tour, which I truly appreciated. I also want to thank Stephanie for her help on move-in day. Since Khim wasn’t available, because she not working Stephanie made sure everything went smoothly, handed me my keys, answered my questions, and personally showed me to my apartment and everything else. Both Khim and Stephanie provided excellent customer service and made my move-in experience stress-free. I’m very happy with my new home and the team’s professionalism!

    I’ve lived here for about a month now and everything that’s wrong with the apartment to the dishwasher being broken and leaking to the fridge. Missing components are broken to the dryer being broken and dryer guard being broken. Nothing has been fixed. They have no good communications. they don’t keep in contact with you. I would not recommend this place to anybody unless you look at the whole apartment first inspect it inside out before signing any lease. The tenant that lived here before me must’ve punched holes in the walls. You can see where there’s crappy patch job where the fridge is disgusting it wasn’t cleaned before I moved in. All I have to say is make sure your apartment is up to par before you sign anything, they push my date back of moving in a whole week and then the repairs were still not done Up to par. Also, the front main entrance to our building both doors have been broken. No one has keys to the front door after numerous attempts to get keys. They finally made me a master key and I’m the only one in the building that has it so everyone just prop the front door open and the back door of building 31 has been broken since I’ve moved in another safety hazard. I have addressed it once and they said that nobody else has complained. That’s why they haven’t fixed it which is not true. I’ve heard other people complain to me about it and they said they’ve gone to the office, but nothing has changed. Recommend this place to anybody for a long period of time. We’re only here for a short period until we can buy a house.
