  First moved in everything was fine, until a few months in we got a $600 electric bill that we were confused about. We called smeco, they stated the people that lived in our unit before had the same issues. We asked the apartment complex to take a look at our apartment hvac system and they kept saying everything was okay. Mind you this was in the winter and our heat was blowing out cold air. Comes the summer, Our ac broke and they did not fix it until the end of summer. Our AC was blowing out hot air, They looked at our hvac system again to realize the whole thing needed to be replaced. They still took weeks to repair it. As this was going on, Our water heater began to leak as well. They fixed it, as we thought. Here we are in september and our water heater is broke again. They came in, cut out our bathroom wall and have not been back since. It’s going on three weeks. We now have mold in our bathroom in the tub, and also where they cut the wall and inside the closet. We have been reaching out and they still have yet to come fix it. The washers here suck, you wash your clothes and they still be dry, no water ever comes out. You’re lucky to catch it on a day it does! You’ll be at the laundromat more than washing it in your apartment complex.

  New management AGAIN , Capreit is not good. Started without maintenance staff or contractors. It's been 3 weeks with no AC and no time frame for repair or any alternatives offered or available for residents. Tip: If Maintenance issue is not resolved In 30 days, after reported in writing file for a rent to escrow account to be established against the property they Charles County District Court. You will pay your rent to this account, and the court will not release it to the property until the maintenance issues have been resolved. Also file a complaint with Charles County Permits Growth and Management office in Laplata , they will investigate and issue fines against the Management company. We pay to live in safe and comfortable units.

  IF YOU WANT TO LIVE AT PEACE AND IN COMFORT, PLEASE DO NOT CONSIDER RENTING an apartment at Smallwood Garden. It starts with customer service right down to the condition of the apartments they have to rent. They had behind things like valet trash but it’s not worth it. The in unit laundry room is actually not in unit. It’s FILTHY!!!! You don’t get to see the apartment until the date you are actually moving in and half the repairs are not done. Then you have no other option but to move because you and your family have no where to go. They advise you to make a list and the list never get addressed. No management and still horrible. They come as bullies instead of actual getting to know the residents and finding out the problems they’re having. I can go on and on. Their place is just horrible. Trust me, if you are accustomed to living in a better environment and place, do not live here. Cheapness is not always the best thing. Note: they got a star because that’s the only way to be able to post this review

  I’ve been here for 5 weeks and i have no complaints , the staff is quick with any maintenance request I’ve had .. trash gets picked up everyday and I’ve had no issue with the noise
