My overall experience with Ryan Homes has been fine up until the final week of my warranty. As a new homeowner, a lot of things are still unfamiliar to me, and I’m not always able to articulate certain issues perfectly as someone more experienced. When I first contacted the Ryan Homes Warranty/Customer Care team about concerns with my HVAC system, the builder came out to take a look and advised me to change the Air Filter. While yes that needed to be changed, I also felt there was another issue, and I expressed that multiple times. There was no thorough assessment or deeper look into the system. Instead, I was told to wait a couple of days before a tech would be sent out. After waiting, everything appeared fine for a short while, but the same issue resurfaced a few weeks later. At this point, I was outside my warranty window, but it was the exact same issue they never fixed. So I reached out to the team again. Unfortunately, the customer service representative I spoke with was extremely rude. She scolded me about the Air Filters, and focused solely on the fact that I was outside the warranty window. Despite my calm and respectful tone, she spoke to me in a condescending manner that left me feeling frustrated and belittled. As a new homeowner, there’s a lot we’re still learning. In customer service, compassion and empathy go a long way. Even if the answer is ultimately “no,” that message could have been delivered with far more professionalism. There was A LOT that more could have been done to properly assess my HVAC concerns while I was still within the warranty period, rather than assuming it was just the one issue. I just kept being told to wait, and I believe this was done on purpose so they wouldn’t have to bring Southern Management out to actually fix the issue. As I mentioned from the beginning, it was indeed a separate problem, one that was never fully investigated or resolved by Ryan.

Our seller Betty was very helpful in the process of purchasing our first home. Her customer service is always polite, patient, and thorough. She really made the homebuying process less stressful. Tyler, the project manager, is also very kind and helpful.
