Now that I am happily settled into my new place, I can upload a clear and concise review. Take apartments that have less than 3 stars very seriously, for the sake of your health and your family’s health. I had to move in here as a last resort and I would not recommend this company to anyone. Do your research on apartment services and read the BBB reports.
1. Mice will be in your apartment. The apartments are old and they do not complete proper inspections prior to moving you into your unit.
2. You will likely have mold. Because they did not complete a proper inspection prior to us moving in, I was pregnant being moved into a unit where there was inconspicuous mold behind the kitchen cabinets.
3. I was removed from my unit for two days at nine months pregnant to treat said mold. Can you imagine if I did not have family in the area? There were no accommodations or hotel stays provided. I had to argue to receive the money back that I paid for rent for those two days as a bare minimum for the inconvenience.
4. My unit flooded AT LEAST three times. Between the kitchen sink and the bathroom, maintenance was in my apartment more than once a month for the entire year I stayed here. There was never a satisfactory remedy for the plumbing issues we faced.
5. There are cracks in the walls and the floors. It is very unsafe for anybody to have young children in these homes.
Kelly is rude and you will have to deal with her. The rent is as cheap as you can get in the area. There is no pool, only two small parks for the children and a nice walkable community. Free parking is a plus, but not at the expense of your health and sanity.

Finally moved after 9 years, I can’t say it was terrible the whole time . The rent is was decent, but everything is outdated. The downfall was loud neighbors, and the parking was ridiculous! I let the office about my issues, they did their best to keep intervene. But I know their hands were tied, maintenance was good & they handled repairs in a timely fashion. So in closing, I’m thankful I found a much better place with reserved parking, and I have heard no noise from neighbors. So long Orchards At Severn!

Please avoid this complex. They took all of my deposit money and was told I still owed more. We paid all of the rent and utilities, and was told well the water bill is always scheduled two months behind smh. Maintenance was a joke. Some were good, but the main maintenance person just would not do his job. We tried to get a new dishwasher, and he would not until he fixed it. I mean we put in like 5 service request on the dishwasher, after that, we finally gave up. They would take a week for them to respond to a maintenance request, and when they did they would not clean up the mess they made. a neighbor had a gas leak in his house, told the front office and still did not hear anything back from them. I am just glad we moved out. Honestly, they say they care but they don't. One thing they were quick to respond to was a moving-out an email. Every other day I would receive a moving out email, like wow.. When you would write to them you wouldn't receive anything back.

Visited the office to find out more information about leasing an apartment. The girl who helped us was rude and unprofessional. She didn't make me feel welcome. I felt like she didn't want me to live there. She showed me the two bedroom model which looked fine but I know not to trust that my apartment will look like the model. I asked what features the apartmemts available had and she couldn't tell me. Apparently they have no idea what kind features are in the apartment until the person moves out. They basically want you to sign a lease without you knowing what you are signing up for. That sounded shady to me. I don't think this would be a great place to live.
