  University Orchard is nice, but I do think that for the price, there’s much that could be improved. Appliances are often malfunctioning and instead of seeing replacement when needed, they just leave things unfixed. Unless you are willing to spend the extra money, I would not recommend living here.

  Although I absolutely love my apartment and living at UO…the maintenance team could be better. We have had to put in a work order about 5-6 times before anything was done about the appliance. We just kept on being told “nothing is wrong and it works”, but it didn’t. It was eventually fixed but it was definitely frustrating. Other than that, UO really has been a great place to live as a student and a grad student.

  I’ve lived at University Orchard since 2022. While the property itself is visually appealing and the amenities have been updated under CLS, my experience with management and the leasing office has been deeply concerning. Throughout a recent safety-related situation, I received inaccurate information, delayed responses, and inconsistent communication. Important issues went unaddressed for long periods of time, and attempts to get clarification or support were often met with confusion or no follow-through. Even contacting CLS Customer Service did not result in any response. Because of this, I no longer feel confident that management will act promptly or responsibly when residents need assistance. The physical property is nice, but the lack of accountability, organization, and effective communication from the office has made my experience negative enough that I would not recommend living here.

  As a non-student, I've enjoyed my time here a lot. Really nice amenities, nice and responsive staff, and nice apartments. Couldn't ask for more
