Unbelievably poor management
Do not move into this building, and if you do, definitely avoid the third floor. It’s honestly shocking that in North Bethesda, a building can operate with such poor management. From constant maintenance problems to pest infestations, broken appliances, and repeated water and sewage issues, living here has been stressful and frustrating.
Management shows zero intention to solve problems or satisfy residents, in a way that makes you feel like they are insulting your intelligence. Even after repeated complaints, little to nothing gets resolved, leaving residents to deal with the mess themselves.
I would only recommend this building to my worst enemy.

The last place you’d want to live!
I’ve only lived in this building for about four months (joining my husband), but it feels like nothing horrible or weird has been left out. From no hot water and pest infestations to failing heating and bathroom systems, sewage backups, flooding throughout the apartment, and constant maintenance issues like a broken dishwasher and washing machine.
We live on the third floor, and when we first moved in, we were met with a huge number of disgusting pests—as you can see in the photos. For a while, we were also dealing with dozens of moths daily, plus dozens of flies every day. Even when we killed them, the next day dozens more were inside without any doors or windows open. It was both terrifying and revolting.
A few weeks later, we had my mother-in-law visiting for the first time, and the water tank stopped wirking. We were without hot water, heat, or a working bathroom for four days. The building’s “solution” was to give us two space heaters and say there was a vacant unit on the 12th floor where we could shower—though the next day they messaged that one of the heaters belonged to someone else and we had to return it!
Even though this was an emergency that required immediate attention, they delayed replacing the water tank for four days, claiming it was the weekend and holidays. To make matters worse, the dishwasher broke during this time, so while hosting guests, we had to wash dishes in a freezing apartment with cold water.
Less than two weeks later, sewage started backing up from the kitchen sink. By the time we reported it to maintenance, about half the apartment was flooded, and the smell was unbearable and potentially hazardous. This had happened last year as well (when my husband was living here alone), and we had warned them weeks in advance, both verbally and in writing, but nothing was done to prevent it. We were lucky to be home when it happened; otherwise, who knows what damage could have been done to our belongings.
We spent weeks dealing with the aftermath: taking time off to disinfect the apartment, running loud drying machines to remove moisture from the building and changing carpets, still, management was mostly absent. It took several days for them to even offer cleaning assistance, despite the fact that we had already disinfected everything ourselves.
After several weeks of frustration, follow-ups, and dozens of emails back and forth, management eventually offered that if we wanted to transfer to a higher floor, they would waive the penalty for transfer and notice requirement. On top of that, we’d still have to cover moving costs and sign a new lease with new terms and a higher price.
Even after all of this, the dishwasher issue has persisted for over months and management hasn’t sent anyone to inspect or fix the washing machine after 3 weeks.
No one should have to live in a building like this. Don’t be fooled by the appearance; it’s effectively a neglected building where nothing is properly maintained and no one takes responsibility.
