    Originally gave bloom a 5 star review our first month in here. We’re 2.5 years in to living at bloom and our ceiling is leaking whenever we shower. Poor craftsmanship. Do not buy from Ryan Homes. I can’t stress enough how terrible the quality of this home is. Edit: Ryan homes came out and took a look at the leak. Leak is coming from the escutcheon plate from the pipe. Prior to service coming out, I noticed already that none of the escutcheon plates were sealed with any type of caulking on the bottom. I work with over a hundred custom builders in the DMV, and asked a handful of them about this. Every single person shared that when the water pipe penetrates through the floor and not the wall, you need to seal it for it to be water resistant. If it's coming from the wall, not a big deal, but if it's coming from the floor, and it's not sealed, it's basically just cosmetic. Especially when it is 2 feet from the bathtub. Every builder has told me that it's crappy building, and borderline negligent. Now I have tape on the ceiling becoming visible, a hole in the ceiling, and who knows maybe mold from the water damage. Ryan homes said it's not their fault and will not fix. I just got off the phone with a handful of builders, and they are shocked that this was their response. They told me to seek other avenues and recommended that I call the county. As a first time homeowner, this is my first time having to escalate a situation like this. If I wasn't stressed out enough about this, now I have to dread another process. This situation doesn't even scratch the surface on how many issues I have had. I've bit the bullet and fixed all the other issues myself adding up to over 10k, but this issue is the final nail in the coffin. Do not buy from Ryan Homes.

    Shannon K. and Nick C. honestly made buying/building our first home a wonderful experience. Our questions were answered very timely, updates were given almost daily! Also, big thanks to the builders/electricians/plumbers that we did not get to meet during this process, thank you for taking care of our home!

    I am VERY happy with my new home. It's been a few month and, like with any new home, there were some hiccups along the way but overall, extremely pleased with how everything turned out. The team at Ryan Homes is awesome. My parents previously bought with them many years ago so it was nice for me to be in their place this time around. Kumar, thank you SO much. Super responsive, helpful, and attentive. I had such a great experience at the start of it all with you. Kenneth and Sarah were also a great team. Making sure I got things in when they needed to be. Michael and Nick were among those that got the job done and honestly, they did a great job. Always providing the updates and pictures. Really appreciated their help and final explanations when we were nearing the finish line. Matt with warranty was super attentive too. Many thanks to Sage too, part of the customer service team. I felt very heard and knew she was helping me get the minor bugs fixed. And Rosemary was also very kind and patient as we finished everything up. I cried a bit when I finally got the keys with my mom and wow, just a great experience overall. And to see the final product.
