Stayed here for one 12month lease in a 1 bed 1 bath. Moved here from out of state for work. Couldn’t take an in person walk through had to take a leap of faith because it was the cheapest I saw from 5 options. The original offer was $1540 a month. Had it signed 2 months before I moved in to it being changed 3 weeks before I moved in for an amazing deal of $1721 a month. Not. But it’s my fault for accepting such a deal.
On my move in day they were last second “fixing” things if that wasn’t foreshadowing idk what else was.
White paint over everything. New counter top and new fridge cool. But the worst dry wall job out there. 5 previously existing light fixtures covered and two light switches for the living room and bed room mean to active only a wall outlet for the “in vogue” lamps only style. I found out through other reviews other apartments did in fact have lights and fans in the old spots but they decided to remove them for me how kind.
I didn’t realized that Maryland doesn’t allow you to break lease unless you are joining the military or moving because of it so I was trapped.
My final two months I already moved out and check on the apartment every other day but they still charged me $65 per month for water and $50-70 for electricity. The ac was turned off and I never showered or took a baths since I was away. Ridiculous. This $1721 magically turns into $1900+ a month.
Be it the monthly charge for pest control yet it’s none stop spiders has me thinking that is a joke.
Neighbors smoker weed outside once a week I am not a fan yet I tolerated but not the best for the “family environment “ meant to be given off.
I suggest anyone thinking about moving into this area look somewhere else. Ask future coworkers ahead of your move. Actually visit the places before you move in so you dont have to suffer for 12 months like me and the many others.
Don’t believe the random 5 stars these are robot lies. Believe the 2 and 3 star reviews and go to abberly or rent a persons basement you will be treated so much better.
Hello random fake robot managers. I did live here. Let the real manager know I am happy to have gotten more than half my deposit of $750 back but it’s still sad.
Maybe white painting over more doors and fixtures will bring in the new tenants you desire.

Spark has had a mold problem ever since the HVAC units were replaced a few months ago and has ignored the residents’ concerns. Maintenance came out and cleaned the outside of my vent, however the inside of all of my vents look like the picture attached, and the results of the mold test swabs can be seen in the other picture. I can smell the mold when the AC is running. Additionally, there is a mouse living within the apartment walls. I have contacted maintenance, and my request went unacknowledged for weeks before being closed with no action.
I have left voicemails the last couple of weeks asking to have the mold and mouse addressed, as this is unhygienic and unsafe. I’ve also shown up to the leasing office a few times during working hours, however they’re never there. Avoid this complex at all costs!

Upon signing my lease, I was under the impression that the issues within my apartment would be resolved. Unfortunately, many of these problems remain unaddressed, and I now find myself committed to another year under the same conditions. Below is a summary of the issues I have experienced during my tenancy:
• Plumbing Issues: When I first moved in, there were two water leaks. One originated in the bathroom due to improperly installed sink piping—the pipe was positioned beneath another pipe to appear connected but was not, causing water to leak directly onto the floor. Fortunately, this was identified by a friend before it caused further damage. The dishwasher also leaked, and the resolution was to tip the unit backward, leaving it protruding about 1.5–2 inches from the cabinets. Additionally, a gasket was left loose around the dishwasher door, which does not appear to be a proper fix.
• Appliance Issues: My dryer has not functioned properly since move-in. The first problem was the dryer not drying my clothes. I have to run multiple cycles to achieve that. It now emits loud squeaking noises, and despite placing at five service requests, it has not been repaired. I was informed that management would only consider a replacement if the dryer was completely dismantled trying to fix the problem.
• Additional Water Leak: On July 14, I reported a water leak in a spare bedroom closet. As of now, the request remains unresolved.
• HVAC & Utility Costs: While the HVAC system and hot water heater were eventually replaced, this occurred after winter. During that time, my electric bill averaged approximately $200-$300 per month for a 900 sq. ft. apartment, even with the thermostat set to 65 degrees. The age of the building and poor insulation further contribute to these excessive costs.
• Amenities: The pool was only operational for half of the summer, and I was not provided with a pool pass. As a result, it appears the pool, which is included in my rent, was effectively open to the public.
• Pest Control: On one occasion, the exterminator sprayed chemicals directly onto my personal appliances and vegetables. I believe he was unaware I was home, as I witnessed this upon leaving my room. This raises concerns regarding both safety and respect for tenants’ property.
• Ensure you pay your rent on the first. Even though they tell you that you have a window to pay (I believe until the 10th of the month) and if you miss that, it’s a late fee. They’ll still send an eviction warning letter. First time I’ve ever received one in all the time I’ve rented. They actually evicted someone last Monday and for the last 6 days they’ve left the persons stuff sitting out side. Great decoration for us folk paying 2000 a month to see every day.
• They aren’t following the 24 hour notice rule to come into your apt. Just because you put a letter on my door stating it’s a 24 hour notice doesn’t make it one. They put a note on my door after I arrived home from work around 3 o’clock saying this is a 24 hour notice but it stated they’d be coming in anytime between 9-2. Clearly not 24 hours.
• The dumpster lid has caved in and has been that way for over a year. Instead of fixing it or getting a new one, they just leave it. So if you’re dumping trash there, you can only fit so much into it. Though they do have a larger dumpster. That one seems more for furniture and stuff that’s too big for a normal dumpster but who really knows.
Despite these ongoing issues, I will acknowledge that the neighborhood itself is generally quiet and pleasant. However, the maintenance and management of the apartment have caused significant frustration and dissatisfaction with my living experience. Once my lease is up, I’ll be glad to leave.
