  I had written an earlier review that seems like it’s been deleted. But I wanted to write this to echo my previous review and note that we’ve had a wonderful experience with Ryan Homes, and we’d highly recommend them (in particular given the alternative like Stanley William in the area). We started looking for a house in April after getting notice that our rent was going way up. We didn’t know at the time that Ryan Homes were appointment only for tours. But I give them major credit because Kumar took us in right open arms and found time to tour us around the units. I give him major kudos because I to think that —aside from the sale on their end— he seemed genuinely interested in helping us find a home that met our needs. He also introduced us to finance options we never would’ve known existed for first time homebuyers in Maryland, which were absolutely critical for us in settling on a home. Once we realized we wanted a home, I have nothing bad to say about anything in the home buying process. When we signed into our home, we met Michelle, who wasn’t part of our sales process but introduced herself when we were signing the documents on our home and made us feel welcome. As first time homebuyers, the folks at Ryan homes really made us feel like the process was special; and we were very excited to be a part of it. After we signed the documents on our home, we met our project manager Addie, who went above and beyond in every regard possible. Addie answered every question we could’ve thought of during our final walk through of our home. Ahead of closing, she was also phenomenal in terms of answering questions and helping us prepared for our move (which we were particularly grateful for given a delay in our move-in to the house). She’s also gone above and beyond in the weeks since then, answering questions about our home and maintenance when we’ve reached out in a timely manner with great detail. The one final note I’d leave for first time homebuyers is to plan for extra time ahead of the move. We were told at the start we’d be able to meet a June 11th settlement date (which we needed to meet given the end of our lease date) but didn’t settle on the home until a full 10 days later. Do I fault Ryan homes directly for this? No, as the house was fully completed by this date and could’ve been moved into by then. I do caution though that we worked with the prefer lender (NVR), and it’s still not clear to us why our settlement was delayed so much or why we couldn’t have settled sooner when our final loan approval came in a full week before we finally settled. In any case, consider planning for extra time if you’re a first time homebuyer or someone who’s working on a tight deadline, especially if you’re using NVR as your lender.

  We have thoroughly enjoyed our experience with Ryan Homes at Belcrest Hills! As first time homebuyers, the process can be intimidating and overwhelming. The sales team was super accommodating, transparent and informative. Of course we were skeptical of some of the things they were saying at first (we are conscientious consumers after all), but everything they said came to fruition (i.e.: if they say "get in now, limited time promotion" believe them). The process then transitioned seamlessly to the project manager who has been extremely helpful in navigating our new home (warranties, maintenance, etc.) and then another seamless transition to the warranty team. Every team has gone above and beyond. They even had a new homebuyers social where we got to meet some of our new neighbors and to say we are excited about the neighborhood is an understatement. Everyone is so nice and welcoming- great energy. Also, you can't beat the location, everything is a walkable and convenient. We are so grateful!
