I gotta give credit where it’s due — the management team at Avondale Overlook really be trying. They work hard to keep the hallways clean and the building in order, and that’s not easy with the way some people be acting. Management definitely does their part, and it shows.
Let’s be real though — a lot of the mess ain’t on management, it’s on the residents. I see people dragging trash through the hallways, spitting in the elevators, letting their dogs pee in the building and not cleaning it up. That’s just nasty. You can’t expect a clean building when folks don’t care or don’t respect where they live.
Mariah especially stays on top of it. She sends emails, puts people on notice, and really tries to get residents in line who don’t care about the building. She does her job and then some, and that needs to be said.
Another issue that keeps coming up is strong smells coming from some apartments that leak straight into the hallways. Certain food and household odors be so strong it takes over the whole floor, and that’s not fair to other residents paying top dollar to live here. At some point, residents need to be mindful that they share space with other people.we have a patrol officer to be honest I don’t see him patrolling ! But it haven’t been any accidents except domestic violence
Now where the problem really is — the building itself. The paint is old and chipped, the hallway carpets are worn out and outdated, and the lobby needs furniture bad and updated . We paying close to $2,500 a month, and the place still looks like it’s stuck in the 70s. If this is supposed to be luxury living, it don’t feel like it. Kettler needs to stop playing and put some real money into upgrades.
I also wanna say they threw an amazing event recently — it was well put together and showed that the staff really cares about the community. Dante mentioned having a town hall meeting, and I really hope the Kettler higher-ups actually show up and listen, because residents deserve to be heard.
Bottom line: management is doing an amazing job with what they got. The issues come from residents not doing right and ownership not investing enough. The staff deserves more credit, because they really are trying.

The office staff at Avondale truly went above and beyond with the holiday party—it was absolutely amazing and we had an incredible time! While we’ve had some challenges in the building with the heat and hot water and hallways , this event really lifted our spirits and showed how much the staff genuinely cares about the residents.
Dante and Mariah deserve major recognition for their hard work and positive energy. Stacey is also a breath of fresh air compared to the previous leasing consultant—she brings such a welcoming and refreshing presence. It was great to see the maintenance team at the party as well; that meant a lot and made the event feel truly inclusive and community-focused.
Mariah is truly the MVP! She keeps us informed with consistent update emails, adorable flyers on every floor, and clear, direct communication about the building. On top of that, she really knows how to throw a party! This is the first management team we’ve had that actually puts effort into resident events, and it made us feel appreciated and valued. Huge thanks to the entire Avondale team for bringing joy, transparency, and real community to the building.

How are you supposed to rent apartments if they never answer the phone. All day long I’m calling to get information only to be sent a text message automatically stating that a team member would be in touch yet nobody ever calls back. This is ridiculous. I’ve been calling for two weeks straight !

I have been living there over a year, this place is like living in a jail. You can’t renew lease if u had a late payment even if your balance is at 0.The staff don’t communicate effectively, instead of providing the necessary information about if its now Month to month or pay to stay or what.they revoke access to pay online and force you to pay an extra $250.and threaten to take away other perks of living there. Everyday there’s a new parking rule that all residents has to be penalized for the actions of others. 1 or more of The elevators are always out of service. Even though every resident has a key fob and it’s security cameras you can’t retrieve your packages from the package room after a certain time.maybe the next rule will be residents can’t enter or exit the building during specific times or the fobs won’t work
