Your kindness and patience in answering all of our questions and showing us around the property did not go unnoticed. You took your time with us and we never felt rushed during our tour.   Living here feels like a cozy small town tucked inside a shopping center. You step outside and there’s Target, Starbucks, and every store you probably shouldn’t go in but will anyway. The people are friendly, the vibe is great, and the community events are great, they are one of the only apartment complex I know of that include the pets as well! Huge shoutout to Sierra she’s amazing. Super kind, always helpful, and keeps everything running smoothly. Love this place, awesome people, fun events, and dangerously close to all my favorite stores.

  My experience with Beacon has been nothing short of lovely. The staff is hilarious, easy to talk to, and never intrusive. I really enjoy the little community events they host—my baby girl and I love attending them! They’re fun and welcoming for all ages. Maintenance is fast, efficient, and reliable—no complaints at all! And to top it all off, you just can’t beat the location. I mean, come on—you’re steps away from Target, Petco, and Wegmans. Lordy, you’ll never want to leave The Beacon at Waugh Chapel!

  DON’T move here…My experience here thus far has been a nightmare and the apartment is falling apart and it’s only been 3 months. 1. My first month there on August 15th, 2025 there was a shooting in which the individuals involved ran past me in the apartment parking lot. 2. The one time I used my second sink it caves in as soon as I turn on the water (this is extremely hazardous and could’ve hurt a small child. 3. I have made several complaints about extreme moisture levels which they told me does not exist but I believe it made the glue loose on the sink and it’s making the molding come off the floorboards 4. The handle on the toilet broke and the refrigerator door wouldn’t close food the food at risk of spoiling.

  Misrepresented “Smoke-Free” Policy and Unfair Checkout & Deposit Refund Practices The Beacon at Waugh Chapel advertises itself as a “smoke-free community.” Unfortunately, that was not our experience. Throughout our lease, the first-floor hallway often smelled of marijuana, apparently coming from a resident’s apartment. The odor recirculated through the ventilation system. The community manager, Sierra, said the issue was caused by someone smoking in their vehicle before entering the building, but the problem persisted. Another resident frequently smoked cigarettes on her balcony in violation of policy, yet management took no effective action. If you want to pay approximately $3,000 a month and deal with constant marijuana odor, this may be the place for you. More concerning were the checkout and deposit refund practices. The “Move-Out Checklist” states: “It is your right to request a final move-out inspection from maintenance. It is at this time you will be told if there are any damages or cleaning fees.” We followed this exactly: 1) Scheduled the inspection. 2) Attended it with the maintenance technician. 3) Were told “you’re good to go” — no damages. 4) Signed the key release form and left. 5) We later received a text saying “damages” were found under the carpet after we left — and the technician initially cited the wrong apartment number. Continuing the inspection without us violated the integrity of the process. Despite multiple follow-ups, management did not respond. We were then charged roughly $700 for a full carpet replacement over four alleged small dog urine stains. Traffic is another major issue. Route 3 is extremely congested during rush hours and weekends, and new developments make it worse. Safety is also a concern. One night, a major police incident occurred just steps from the Beacon parking lot — officers were searching for a shooting suspect after gunfire in the adjacent Target parking lot. Positives: The location is convenient — walking distance to Wegmans and Target — and most residents are friendly. The pool is nice, and the grounds are generally clean. Overall, though, the combination of poor enforcement, questionable checkout procedures, and communication failures made this a very disappointing experience.
