I’ve been actively touring communities all month. I happened to drive past this community on Saturday and decided to stop in for a tour. I was promptly let in by the leasing agent, Sophia, and advised her of the space I was interested in.
Instead of a guided tour, she went to hand me keys, pointed in a direction, and began giving very vague instructions for a self-guided tour. As someone who has absolutely never been to this property before, this was extremely uncomfortable I would have NEVER found that unit alone.
Once I expressed I was no longer interested if the tour was self-guided, she advised she would drive over with me. Let me just say, I truly would not have located the unit without her.
When we arrived, Sophia stated she would stand outside of the unit while I toured alone for “her safety,” referencing Maryland law. I have toured several communities this month and this is the first time a leasing agent stood in the doorway speaking to me while I explored the apartment. It felt awkward, unwelcoming and unprofessional.
Additionally, there were several packages sitting on top of the mailboxes outside, which raised immediate security concerns.
From the website versus reality two totally different experiences. Unfortunately, this interaction completely turned me off from the property.
DO NOT MOVE HERE — THESE ARE NOT LUXURY APARTMENTS.
I’ve lived here for over a year and this place is not worth the high rent they charge. About six months after moving in, my car was stolen directly out of the neighborhood, right in front of my building. There are no security cameras anywhere on the property. I spoke to the man in the front office asking about footage or assistance and was told someone would follow up — they never contacted me.
Just last week, my neighbor in the same building had his car window shattered and all four wheels stolen. There is even a police officer who lives in this community, yet safety is clearly not taken seriously.
We have also dealt with a severe roach infestation in our apartment. Management did not handle it properly or in a timely manner. The apartment itself is very cheaply made — the walls, doors, curtains, and fixtures are low quality, and things constantly break or stop working.
The maintenance staff is polite, but repairs are rarely permanent and the same issues keep happening over and over.
If you’re looking for a safe apartment that matches the price they’re charging, this is not it. I strongly recommend looking elsewhere.

Darius was great to work with! He was professional and courteous in every way. He was always available to answer any questions I had. He answered all correspondence in a timely manner.
I enjoyed my apartment at Elms Falls. The grounds were well maintained, and the maintenance crew were easy to contact if needed. The pool and gym were wonderful. There was always plenty of parking and the location was convenient to countless shopping stores and restaurants.
Thank you, Darius and Sophia, for making Elms Run a wonderful place to live.
I haven’t lived at the Elms at Falls Run for very long, but so far, my experience has been mostly positive. Darius and Sofia are truly the best. They consistently go above and beyond to make sure residents are taken care of and happy. On my move-in day there were a few things I wasn’t satisfied with, but they immediately stepped in to make it right, and I really appreciated that.
The reason I’m not giving five stars is because the property is marketed as “luxury,” but it doesn’t quite meet that standard. The building is older, and many of the appliances are outdated. Maintenance is responsive and very kind. They come quickly and do their best, but the quality of work could be better. For example, some paint jobs look rushed, with visible runs down the wall, and patchwork on holes could be done more neatly. Updating the appliances and refreshing the bathrooms would make a big difference in how the property feels overall.
Another area that could be improved is exterior maintenance. The building and grounds could use more treatment for bees and spiders. It is not an issue inside the apartments, but it can be noticeable outside and around the entrances.
That being said, it is a quiet community, the staff is friendly, and the neighbors are welcoming. With a few improvements, this place could easily live up to the luxury standard it advertises.

Upon visiting the leasing office I was greeted by a very rude and obnoxious lady. I came to find out later that this mishapened mishap was indeed the office manager. Sorry but I can no longer bring myself to continue the application let alone reside here. Will not recommend. Management needs to be aware of this scare.
