  I purchased a new construction home from this builder about 18 months ago and have had ongoing concerns about the quality of the concrete driveway since closing. Following a recent snow event, sections of the driveway and the curb have begun crumbling and spalling. The surface is flaking and deteriorating, which is extremely concerning for concrete that is less than two years old. This type of premature deterioration raises serious questions about the quality of the materials, installation, or curing process during construction. I have submitted a warranty request and am hoping the builder will properly address the issue. For anyone considering this builder, I would recommend paying very close attention to the exterior concrete work and documenting any issues early.

  Big “shout out” to Thomas Jackson for changing my experience and my mind about Ryan Homes! This will be my 3rd new construction purchase, and after multiple negative experiences with the company, I was ambivalent at best to consider Ryan as a builder. But Thomas has been the absolute best. He has patiently answered my questions, offered options and recommendations, and overall treated me with respect without prejudgement. I hope my experience continues to go well, as he has set the bar pretty high!

  The community is called South Lake. Spoiler alert, there is no lake, more appropriately described as a mud hole or a swamp. No attractive trail surrounding the mud hole. The pool is small, no room for lanes or designated lap lanes. The townhomes are dimunitive, low ceilings, narrow staircases, small rooms and tiny bathtubs, fit for a child's bath not for adults. The townhomes are narrow and crammed next to each other. All concrete, no trees to beautify and provide shade for houses and sidewalk. If they were misleading about it being a lake community, you should not trust them about anything in that community. Do a search on Ryan homes build quality. To summarize, it reads buyer beware. Save your time, skip the tour. If you ignored this review and tour the models, visit the lake/ mud hole and walking trail surrounding the mud hole.

  Not the best experience! Started off poorly. I started this process skeptical because builders often say whatever they need to; to get you excited about purchasing a home and then switch things up at the time of contract execution. I was hopeful this would not happen, but unfortunately it did. Met with the sales person on 8/23 and was told if we responded by Monday we would get everything we discussed on 8/23. We are motivated and complied with the requests but two days later, 8/25, the goal post moved and all of a sudden the incentives offered one day magically are now more expensive! All builders are the same and I warn every home owner to be aware going into this process. It is not fair and they leverage the buyers excitement or need to their advantage.
