    I have had multiple serious issues living at Mallory Ridge (a property owned by the same parent company that manages Arrive Federal Hill: Red Tail Residential), and I would not recommend this property. I experienced a home invasion, and on a separate occasion all four wheels were stolen from my vehicle while parked on the property. The parking lots are poorly lit at night, and overall security is clearly inadequate. The property itself is poorly maintained. There is dog waste and garbage throughout the grounds, and management does not address it unless a complaint is filed with the Health Department. Rent is extremely high and increases every year, yet basic amenities are unreliable. The treadmill and gym television are frequently out of service. During winter, snow and ice are not cleared or salted in a timely manner, creating unsafe conditions. Parking enforcement is inconsistent and unfair. The contracted tow company does not respond when vehicles block residents or park illegally, yet my car was towed within hours of a registration expiration (violating CT law on nonconsensual towing) Additionally, residents are required to pay rent electronically, which includes a $10 service fee, a practice that is illegal. (Public Act No. 13-35) Management is rarely available in the office, slow to respond to concerns, and often dismissive or rude when residents seek help. Overall, management appears more focused on maximizing profit than maintaining a safe, clean, and livable environment for tenants. Nothing about this property justifies the price, the risk, or the treatment of tenants.

    I have lived here since June 2024 and have enjoyed being a resident. UNITS: Large and modern! I currently share a 2 bed 2 bath Concord apartment that has a bump out that sees the Inner Harbor. It is perfect for roommates as everything is equal with large walk in closets and plenty of storage. AMENITIES: Pool? Check. Gym? Check. Co-work space? Check. There is plenty of work from home spots when you need a change of scenery from the apartment. THE TEAM: From the leasing team, concierge team, and the management team - everyone is wonderful! Every time there is any issue, they are right on it. Angie helped me with my lease renewal. David makes a point to always say hello when you walk through the door and so kind whenever you have a question. Shante keeps the community together by planning wonderful activities and food trucks. Ikeema, the property manager, is constantly on top of everything whenever there is an issue or concern. She works hard to improve the complex and goes above and beyond. THE NEIGHBORHOOD: I can't love the location enough. Inner Harbor, Camden Yard, M&T Stadium, Convention Center, Cross Street Market, Science Center, Aquarium - all walking distance! Public transit right at the front door to make it easy to get around the city. You are really in the heart of downtown. Looking forward to renewing once more!

    I’ve been living at Arrive Federal Hill for about two years and have really enjoyed it. The location is super convenient and the building itself is updated and well maintained, which makes it even more comfortable. The staff is always friendly, and the concierge team goes above and beyond. Big shout out to Floyd for helping me out with a situation recently — he was great! Overall, it’s been a great place to call home.
