    Incubators of bacteria ice makers, rusted freezer compartments, dirty HVAC vents from a shared HVAC system that emits food and other odors throughout the day, tubs with prior tenant tub mat imprints, rusted light fixtures, broken & tattered floor trim that isn't properly secured to the floor, shoddy paint throughout the entire apartment with paint on the floor-trim-fixtures, stove panels that you cannot read b/c they have been rubbed off, and management who think it appropriate to offer $250 as rental concessions for my having to spend my 1st month here dealing with all of this (after they already had to refund my prorated rent of $630 for 5 days before move-in because of the initial walk-thru issues identified). In fact, had the fridge--the 2nd one placed in the unit within the first 5 days of my lease start date--not broken down in the FIRST WEEK, I would not have discovered that the icemaker was full of bacteria & scum buildup. I have no idea of how this place is rated at 4.7. I initially decided against moving here because I had reservations about adapting to compact appliances and not having a balcony or amenities. But b/c of a shortage of larger units available in the area and my need to vacate my prior apartment due to smoking issues, I later decided to choose this place for the space and location--a decision I am immediately regretting. If you value your health and peace of mind and expect to get the "luxury" repeatedly touted on their website, do not move here. This is the response I received from the regional manager when I requested that they notify other residents of the issues with the icemakers, "Regarding your concerns about the refrigerator and icemaker, we have reviewed the situation and do not believe there is a building-wide issue or that a resident notification is necessary at this time." Yet, upon my initial visit in early August, the unit I was shown had a disgusting fridge in the unit (I erroneously assumed it was the prior tenant's fault). A new (but obviously cheaper) refrigerator was sitting in the unit. Upon viewing my current unit & before signing the lease, I was told that the rusted freezer compartment in this unit would be replaced. Upon my lease start date, it was not. Upon my move-in date 5 days later, it was replaced with yet another dented exterior refrigerator with yet another rusted freezer compartment that they thought was "better." So if there have been 2 refrigerators in this unit with rusted freezer compartments and 1 in another unit awaiting replacement since at least early August, it's not unreasonable to think that there is a problem with refrigerators with icemakers in the other units. None of this is an anomaly. And in response to my the identification of rust on a replacement lighting fixture (yes, they replaced the 1st one with another one that was less rusted), someone responded, "These minor imperfections are typical and do not affect the apartment’s livability." For an apartment that lists between $3780 to over $4000 in a community that supposed to offer a "refined" "exclusive" "immersed in luxury" experience, you get responses based on "livability," excuses about unprofessional vendors and parts for discontinued appliances being unavailable, and offers to have kitchen cabinetry modified for cheaper replacement appliances, and an arrogant disregard for your health, time, and energy that they infringe upon with reactive fixes and band-aids--all because the company takes shortcuts and does not want to reinvest for luxurious upkeep. The 4.7 rating is simply from a lack of awareness of the health risks posed by this place or because they have experienced worse or they accept this B.S. service as typical, which it is not, especially at this pricepoint.

    Just moved into this gorgeous new apartment and it's everything we hoped for! Stunning views, a safe and welcoming neighborhood, and perfectly located near grocery stores, restaurants, and all the other essential shops we need. Special thanks to Erin, the general manager from the Kettler management team —she went above and beyond to resolve a move-in issue quickly and efficiently. Couldn't ask for better!

    My wife Sunny and I have lived in 1305 for two years, and our experience has been nothing short of excellent. Everything perfectly suits our lifestyle. The amenities are modern and well-maintained, with regular cleaning that keeps the property in great condition. Our apartment is spacious and offers a beautiful harbor view, which provides a sense of relaxation both day and night. The staff here are exceptionally friendly and helpful. They are always ready to answer questions and organize enjoyable community events. When we first moved in, I submitted an emergency ticket regarding the washer, and Olivia promptly escalated the issue—maintenance came and resolved it the very next day. A big shout-out to all the staff at 1305, especially Olivia and Matt, for making our stay so pleasant!

    I called 1305 Dock St home for 3yrs, but my summer departure finally frees me to share my tale. While not one to write reviews, my tumultuous journey with the current property management team compels me to break that silence. **The Good:** 1. **Prime Location:** 1305 Dock St shines in Baltimore's Harbor East, a hub of upscale living. A stroll takes you to downtown or the historic charm of Fells Point, with abundant upscale dining and entertainment. Perfect for people-watching and leisurely walks. 2. **Exceptional Maintenance:** Kudos to the maintenance crew – they're the Batman and Robin of swift, knowledgeable, and accommodating service. 3. **Safety Assured:** Although lacking a 24/7 doorman, the building felt secure throughout my stay. 4. **Friendly Neighbors:** While you won't be trading pie recipes daily, both building and area residents exude friendliness and respect. **The Bitter: 1. **Management Mishaps:** The management transition from Bozzuto to Kettler in 2021 felt like sitcom material. Kettler's approach seemed more reserved, and they kicked off by raising rent by over 20% the first year, followed by a 4% increase. The real kicker? Their refusal to acknowledge overcharged utilities, deflecting responsibility throughout. 2. **Maintenance Challenges:** Impressive as the maintenance crew was, they faced their share of hurdles. An inexplicable odor plagued our apartment; despite attempts to fix it, the mystery lingered. Water leaks from the office above became a recurrent issue. Summer air conditioning outages added to the woes. 3. **Construction Symphony:** If you enjoy the sounds of construction, 1305 Dock St is your orchestra pit. Motorcycles, dirt bikes, and weekend revelry in Fells Point keep the noise levels up. 4. **Amenities Lacking:** 1305 disappoints in the amenities department. Overflowing mail lockers and a shortage of space mean package retrieval waits. The clubhouse resembles an elevator music playlist - minimal. No gym, movie room, or outdoor space dreams realized. 5. **Parking Peril:** The attached garage, once a perk, now faces a parking crunch due to area construction. Electric scooters and bikes provide some solace. 6. **Rent Hikes:** Kettler's arrival brought a staggering 20% rent hike, far beyond the 4% norm. Daylight robbery comes to mind. 7. **Apartment Not Luxurious:** Despite size, our apartment fell short of the luxury promise. Low-quality cabinets, an undersized refrigerator, and compact washer-dryer disappointed. The view was the sole highlight. 8. **Security Omissions:** An absence of a 24-hour doorman in a building of this caliber raised questions. The real drama unfolded upon our departure. Mishandling of overcharged utilities set the stage. With a 60-day notice, we received an uninspiring instruction manual, not the expected 30-day or final inspections. Two weeks post-move, an email with a ledger arrived, followed by a veiled threat of collections. This, despite our record of timely rent payment, content neighbors, and an uneventful relationship with management. - Billing for two extra days of rent and pet fees arose from a move-out date misunderstanding. - The trash room dispute revealed a charge for more than our share. - An invoice for "extra" paint, told originally for hole patching, later concealed for peeling paint. Attempts to discuss these charges with Kettler were ultimately met with silence, resulting in the bill sent to collections within a few days. The unprofessionalism, pettiness, and refusal to accept responsibility from management were exasperating. No wrongdoing was ever admitted, threatening our credit in the process. My strong credit score spared me, but for others, this could be a nightmare. In summary, my sunny tenure at 1305 was largely due to minimal encounters with management. I recommend the area but advise potential tenants to scrutinize not just the building but also its reviews and management practices. As a landlord myself, I'd never treat tenants as we were treated during our departure.
