Pros
The building looks beautiful from the outside, and the main common areas are generally clean.
The community is mostly quiet, peaceful, and residents are friendly.
Very dog friendly, which is a plus if you like living around pets.
The location is convenient, and on the surface the property looks well maintained.
Cons
HVAC and ventilation issues: The ventilation system is poorly designed. Many residents, including myself, experience cold drafts coming through vents, windows, and doors. One vent remains open most of the time, allowing cold air to enter constantly. As a result, electricity bills can be extremely high, around $400 to $600 during colder months. There is also a recurring sewage or trash odor coming from wall vents, sinks, and bathrooms. HVAC technicians and plumbers have inspected multiple times, but the issue cannot be fixed due to how the building was constructed.
Structural issues: The building continues to settle, causing it to shake at times. Cracks have appeared in hallway walls, which is concerning.
Pool and amenities: Management promised that a pool would be installed, but there is still no sign of it. Each time residents ask, management says it is out of their hands because it has been handed over to a third party. The same situation applies to EV charging. Despite this, residents are still charged an amenity fee that includes the pool, which many believe may never be completed.
Management responsiveness: While property management can be polite, they do not provide clear answers or solutions to the above issues. PJ, in particular, is friendly but unable to address any of the major concerns. After posting reviews, management typically responds saying they would like to discuss further, but I have personally raised these issues multiple times with no meaningful outcome.
Other notes: Occasionally, there is a noticeable smell of marijuana in some hallways.
Overall, while the property looks great in photos and the location and residents are nice, it is difficult to trust what management says. The structural and ventilation issues are serious, and I personally plan to move out once my lease ends. I would strongly advise prospective tenants to look very carefully before signing a lease.
