Cons: We experienced recurring flooding issues every month, regardless of the season, during my time at Park 87. In the summer, heavy rains transform the parking garage into a waterlogged mess, soaking shoes and clothing. In winter, this water freezes into dangerous sheets of ice, resulting in accidents and injuries. Despite numerous complaints from residents, management has failed to address these safety hazards over a year. The elevator also frequently malfunctions, leaving residents, especially the elderly, stranded and unable to access their homes. It has been broke for 2 months. Despite collective efforts from residents, there has been no improvement in the responsiveness of maintenance services. Furthermore, they increase the rent dramatically every year with no gym, no pool or anything. The increased rent is unjustified given the substandard living conditions. There was a brothel on 206 for years and we discovered through police reports rather than from the apartment management. It adds to the discomfort and safety concerns. Additionally, cracks and holes throughout the building facilitate the presence of pests and insects. In conclusion, it's crucial to carefully consider where you invest your hard-earned money. It's also worth noting that Park 77 and 603 Concord are owned by the same company, which is why you saw same people left nice words on these apartments. Pros: It’s 10mins walking to Whole Foods, Apple cinema and McDonald’s It’s 20mins walking to Alewife station.

Looking back the past 3 years, the living situation was great, but what you generally remember most from any event or phase in your life is how it ended and how it made you feel. In terms of my time at Park 87, I left with ill-will towards their moving out process, along with how their management/staff handled discrepancies with inspection reports. Negatives: 1. Scheduling the final out inspection with the Park 87 team took way more effort than necessary. A process that should have been seamless was made very difficult due to an unresponsive team towards my phone calls and emails, along with inaccurate out-processing instructions given by the property manager. Once our move out date was less than a month away, I started calling all points of contacts on a daily basis just to get a response. 2. There was a large discrepancy between the final inspection we signed for and the money they took from our deposit ~$800 worth. My roommate was present for the inspection. When they finally sent us the report, we were surprised to find that they added more damages than what we originally signed for. These notes were noticeably added post-inspection as the ink of the pen was a different color from the original markings. Park 87 was not able to provide any proof of the add-on damages so we fought back on those. Emails went back and forth for two weeks and they pretty much threatened to take more of our deposit away if we if we didn't back down. Before we even decided the conversation was over, they already mailed us the deposit (less the damages - including the ones they could not prove to us!). They also charged us $200 for a damaged microwave handle that we requested to be repaired multiple times!!! UNBELIEVABLE. This is not to say that Park 87 was not good to be at all. Positives: 1. Central Location: Less than a 20 min drive to work at Hanscom, 20 min to drive to BU for night classes, and a 10 min walk to the Alewife station, which gets you to downtown Boston in 20 min. The complex is also across from a public park, next to Apple Cinemas, and down the street from an I Love Kickboxing Studio, Alewife Pond, and CorePower Yoga Studio. Not to mention Wholefoods, Trader Joes, and a liquor store is in walking distance. 2. Building Benefits: Spacious common area that you can reserve in advance to host social gatherings with no deposit needed. There is also a grill outside for anyone's use as well as a planting area for those who enjoy to garden. If you have a quite a few people visiting in the area, they'l also be able to rent the guest room that's downstairs for close proximity instead of them booking a hotel near the city. Best feature of all is the keyless entry to the building and to the unit itself. 3. Community Feel: Park 87 has come a long way since I first moved in. You can tell they've been striving for improvement as they've added referral programs and loyalty points for residents. They also started community gatherings such as wine and cheese/cracker nights, potlucks, etc. 4. Unit: EXTREMELY SPACIOUS. We had a two bed, two bath with in-unit laundry and two garage parking spots. The kitchen was very modern and there were plenty of windows to allow for natural sunlight to brighten up the living room and bedrooms. Wooden floors in the living room and hallways, tiles in the kitchen and bathrooms, and carpets for the bedroom. Really loved the set up and spaciousness of this place. Granted, it wasn't cheap... but we paid for what we get. ===== You can decide whether this is the place for you or not. Like I said, the place is a such a catch, but it comes at the expense of a poor out-processing experience and horrible management. For current tenants and future tenants who decide to move in, I would just be extremely careful during the final inspection. Take pictures of the entire apartment during the final out so you have proof on your end because if tries to pull this again, I'd take it to small claims court... we would have if we hadn't moved to the west coast.
