I lived at Stonewater Apartments from 2023–2025, and any prospective residents deserve to know exactly what happened during my experience, which ultimately led to me moving out.
Beginning in April 2025, I repeatedly reported raccoon activity and noises in my ceiling. Maintenance visited a few times, but the problem was never fully resolved.
On October 25, 2025, a section of my bedroom ceiling collapsed, leaving a large open hole directly into the attic and exposing another visible exterior hole. I immediately reported it in person and by email. I was told maintenance would be sent that day, which never happened. I gave some grace because it was the weekend; however, on Monday, October 27th, when I called again, I was told maintenance would arrive by 1 PM. Instead, I was informed they had “heating and A/C units to fix before they got to my apartment.” No one ever showed.
I received one email stating that my lease concerns would be sent to corporate, but as of today I have never been contacted by corporate or by the property manager directly.
Throughout this entire process, almost every communication was initiated by me. Management only reached out after I withheld rent and after I emailed them on October 31st expressing concern about the lack of professionalism. Following that message, they finally called on November 1st and told me maintenance would repair the ceiling that day or by Monday, November 3rd at the latest. That did not happen. When I again asked about being released from my lease, I was told the property manager hadn’t given any direction, but I was offered the option to “transfer” into a more expensive unit despite the hole still being open. I was also told that if I ended my lease, I would owe an early termination fee.
Due to the lack of progress, I contacted Louisville Metro Code Enforcement.
On November 4, 2025, a city inspector confirmed multiple violations and opened Case ENF-PMNT-25-021328-1, documented in the official citation. At that point, I withheld rent and decided to vacate as soon as possible.
Three days later, on November 7th, management issued a 7-Day Pay-or-Quit Notice, demanding the full November rent and late fees despite the unit having an active city citation and still being uninhabitable.
Also on November 7th, maintenance completed a partial drywall patch. However, the repair was not performed correctly — visible cracks remained, and sunlight still leaked through the ceiling.
After 18 days without a safe or functional ceiling, I vacated on November 12, 2025. When turning in my keys, I was told I would owe a termination fee and was warned that if I didn’t pay, they would start the eviction process to collect any “owed charges.”
Between April and November, my experience included:
• Raccoons in the ceiling for months
• A full ceiling collapse left open for over two weeks
• Multiple missed repair deadlines
• Zero proactive communication from management
• Contact only after I confronted them about their lack of communication
• An offer to move into a more expensive unit while my ceiling remained open
• A city citation confirming violations
• A pay-or-quit notice issued after the city citation
• A partial patch that still allowed light through the ceiling
• Management threatened eviction after I vacated, claiming I owed November rent and an early termination fee, even with the active city code violation
