Five stars for teaching us what terrible management really looks like. Our experience at Point Royal Apartments under Fogelman Properties was beyond frustrating. After finishing our first lease, we transferred to another unit that was already damaged and unclean when we moved in. We took photos and videos of everything to make sure there was a record.
When we moved out, we were shocked to be charged for the same pre-existing damages — things like carpet stains, wall marks, and even a $1,500 bedbug fee that’s completely false. There were no bedbugs in our unit during our stay, and we never once filed any pest complaint. It’s extremely upsetting to see management make up such charges without any proof.
What made things worse was how some of the staff treated us — the tone, the attitude, and the lack of fairness felt very biased. It genuinely seemed like residents from certain backgrounds were treated differently, which was disheartening.
The only bright spot was Deondra Han, who was always professional, kind, and respectful — she’s the only person who made us feel heard.
We’re now disputing these false charges with full evidence and are taking legal action. This entire experience was disappointing, stressful, and unprofessional. I strongly urge anyone considering living here to be cautious and document everything from day one.
Our experience at Point Royal Apartments (Fogelman Properties) was honestly terrible. The apartment we transferred into (Unit 12366) was in bad shape right from day one — dirty carpets, damaged walls, and clear signs of neglect. We even recorded videos of the condition before moving in.
When we moved out, management charged us for those same damages and even added a $1,500 “bedbug” fee, which is absurd. There were never any bedbugs in the unit. If there had been, no one could have lived there peacefully for months without reporting it.
To make matters worse, most of the staff were dismissive and rude whenever we tried to discuss the issue. The only professional and kind person there was Deondra Hann, who always treated residents with respect. Everyone else made it feel like residents were a nuisance.
Fogelman Properties should be ashamed of how this property is being managed. We’re taking this issue up legally because these charges are completely unfair. Would never recommend renting here.

Title: Extremely Unfair Charges, Damaged Apartment Given at Move-In, and Poor Treatment by Staff at Point Royal Apartments (Fogelman Properties)
We originally signed a 13-month lease with Point Royal Apartments under Fogelman Properties, running from August 4, 2023 to September 26, 2024. After completing that lease, we requested a lease transfer within the same community. The transfer was inspected and approved by Point Royal staff, and we were assigned Apartment 12366 (43rd Building).
At the time of receiving the new apartment, I was the primary leaseholder, and I personally documented videos and photos of every corner before moving in. The apartment was handed over in damaged and unclean condition — dirty carpets, stained walls, peeling paint, and poor maintenance overall.
When we moved out, we were shocked to receive charges for pre-existing damages, including carpet cleaning and wall repairs. We have timestamped video and photographic evidence proving the unit was returned in the same condition it was given.
The most unacceptable charge is $1,500 for alleged bedbugs. During our tenancy we never had bedbugs or filed any related complaint. Bedbugs spread quickly and make living impossible — if they had been present, we would have reported them immediately. It appears the staff mistook spiders for bedbugs, as true bedbugs hide in wall-to-carpet gaps, not visible surfaces.
I must note that Deondra Han has always been polite, kind, and professional, but the rest of the staff were rude and dismissive, especially when I discussed the matter with Jessica.
We are ready to pay for legitimate move-out costs but refuse to pay for unfair, pre-existing, or false charges. We have full documentation and are approaching this legally due to Fogelman’s failure to act in good faith.
Fogelman Properties should be held accountable for these unfair practices and the poor treatment of residents.

Amazing experience at my apartment complex when it comes to maintenance request no matter what the situation is they always try their very best to fix the problem before they call anyone else and they have done an amazing job since I’ve been here our not lied to anyone and have them move into somewhere they dislike, and I guarantee you if you were to move into a place on the property here your life will change for the better
