  They are a great place for the price! Great area as well that is close to everything you need and highways a few blocks away. Josh runs the front desk and he is just absolutely incredible! My mother had a stroke and he went above and beyond to be there for us. The whole staff is just lovely. Not to mention the folks that already live there are absolutely wonderful personable people who look out for one another.

  This review goes especially for josh that works at the front office. He’s always been so efficient and helpful to me so i just wanted to say thank you to him! And I’d definitely recommend the complex if you’re trying to find a place to live with a good management team and good location

  Just signed my 3rd lease since 2023. Every step of the way Josh in the front office has been extremely valuable in resolving issues. Even large maintenance issues like a mold issue was handled and resolved quickly and appropriately with a remediation team. Julio and the maintenance staff always make sure any issues are corrected as soon as possible.

  We couldn't be happier with our apartment complex! The hardwood flooring and in-unit washer and dryer make life so much easier, and being on the ground floor is a huge bonus. A special shout-out to the maintenance team—Julio, Robert, and Angel. They are not only friendly but incredibly helpful, always quick to assist with any issues we've had. Their dedication truly makes our living experience exceptional. Highly recommend this place!

  As one of the first residents at AVIA Apartment at College Boulevard, it's been a great experience so far. Signing up for a lease was all done online and easy. Saves you time to do a lot of paperwork required, unlike other apartments. Approval for a lease doesn't take long if you're able to provide all required documentation and there's a unit available. Management is very responsive to emails, phone calls, and resident needs. Rooms are spacious and everything is new from the remodeling of rooms. The apartment has a swimming pool on-site open through summer. The gym currently undergoing remodeling and will be ready soon. Parking is available all around the property. I have also seen police patrol around the property at times. I think an Amazon drop-off/pickup location will be provided on-site also. You couldn't find a better place for an apartment location: 2-minutes from I-435 and 69. 3-minutes from the Overland Park Regional Hospital. 6-minutes from Walmart, Target, Sam's Club, and other shopping malls. Tons of eating places across the street and a gazillion- others just 5mins away. Tons of walking and biking trails 2+mins away. The list goes on… The remodeling of the various apartment units on site with new space configurations and appliances is still ongoing. If you’re looking for an apartment with a great location and all that is listed above, I would recommend you stop by to take a tour. The newly remodeled apartment units move fast when they become available, you should probably put your name on their waitlist if you take a tour. Overall, I’ll give AVIA Apartment 5-stars and I hope you’ll be a neighbor soon.
