They have terrible communication. They told me the total would be one amount, but then when I went there, they asked for more money—and they still claim they can't do anything about it, even though it is their duty as employees to tell us exactly how much we are going to pay. If I could give it 0 stars, I would.

The property manager Christy and her maintenance team at this property are very unprofessional. My sister found carpet beetles in her room and reported the issue to maintenance. The maintenance worker already had a personal issue with her after he had to come in on a Sunday to fix her freezer. During that request he spoke with an attitude and made comments under his breath, which my mom also witnessed.
My sister is a single mom living in a one-bedroom apartment while working full-time and finishing school. As you can imagine, space is tight especially with how tiny these apartments are.
When Christy, the property manager, entered the apartment to see the beetles, I was on the phone with my sister and was shocked by how condescending and unprofessional she was. I assumed she was younger and inexperienced on how to handle these situations, but she’s actually an older lady who should know how to communicate respectfully and with empathy.
If she had concerns about safety or clutter, that could’ve easily been explained in a calm and professional manner. Instead, both she and the maintenance worker continued to speak negatively as they walked out, loud enough that another resident heard it and later asked if my sister was okay.
Christy also threatened my sister that if there was an infestation, she would be charged as if it were roaches or bedbugs, which is unfair. Carpet beetles come from outside through windows, vents, or other small openings, which is common in older buildings like these. They are no different than ants or spiders making their way inside.
It’s disappointing to see the property manager support such unprofessional behavior. Residents deserve to be treated with respect, regardless of personal feelings or circumstances.

I have lived in this complex since November 2024 (a little over 14 months) and I am happy to say that living here has been one of the better experiences I've had with apartment living. I did a lease take over for someone, sight unseen (other than some photos/videos) I was leary about moving into an apartment in a city and state I've never been to but the transition was nice and easy. The biggest draw for me to the complex is where it is located. I'm 20 minutes from work and 20ish minutes from uptown area and my sons school...it is in a really nice area surrounded by a housing development where I've felt safe and where my son can safely be out and about. (A few cars drive a little too fast but that's all) When I moved in, maintenance was prompt in addressing any problems. My one complaint that I've consistently had (and I've given up trying to have addressed) is my dishwasher desperately needs to be replaced. All in all though, I'm happy and impressed by my overall experience here. The one property manager Cassie helped me from my first moments here and really helped me make a smooth transition. I felt she really cared and I truly enjoyed every exchange. The biggest shout out I have though is for Lillian or Lilliana? (I'm so sorry if I get your name wrong) She's one of the newer property managers I've met. She's probably the sweetest and kindest young women Ive met during my time here. I needed help making some Christmas magic happen this past December for my son and she stepped up to make the magic happen. I can't say I know of many property managers that would go above and beyond like that...and I've lived in a few apartment complexes over the years. If you are looking for a safe place to live where property staff actually care about you, I cannot suggest a better place than Buffalo Creek. It is very family friendly and peaceful, despite the usual typical apartment complaints.
Cons:
•There are some irresponsible pet owners that don't clean up after their animals, leading to a consistent bad smell.
•Geese everywhere...and you guessed it...goose poop on pathways and typical goose behavior.
•Tow company contracted to the complex is very prompt. I only ever had one scare about getting towed and that was literally the day I arrived and had to park across a few parking spots with truck and trailer. After 15hours on the road, I passed out cold in my apartment and woke to the sounds of trucks outside (if you know, you know)....it was enough to get me running lol but communicating with the property and just being self aware of open vs not open spaces will save you any trouble.
•Warmer months seem to be the busiest for maintenance, expect to wait a little while for low priority fixes. (This was only problematic when my ac kept short circuiting and the heat became intolerable inside)
Pros:
•Family friendly all around.
•Quiet area with very kind and respectful neighbors.
•Prompt service for problems even if there is a little bit of a wait during busier times.
•Kind attentive staff.
•Clean property (trash area can get over crowded at times but trash collects regularly so it's never been a problem)
There really is a lot to be said of this complex but I've definitely said a lot as is. I'll be moving out in March and I pray I find something even slightly as good as I've found here.

I was visiting a friend on Christmas day and was there for 3 hours. My car window was broken into and a theft was attempted under a bright street light. There apartment charges so much rent, why do they not have security cameras. While speaking with the residents, I heard that this is a common occurrence. So whoever chooses to live here, please be mindful about your vehicles and security.
