I loved the process from beginning to end. Corey my bubble salesperson was so fun to work with and get to know. He stayed late to make sure i chose the right finishings for me. He knew everyone and everything in the community. During our walk to see the sight i cose, people stopped while driving by to say hello. All were pleased with their purchase and that settled my decision. Georgia is getting a gem of a person.
My project manager McKenna was so great. She sent photos of the process throughout the build. She was a great friend to talk design. She knew my build and every stud. When I needed to check in she was always quick to get back to me.
At the end of the build Thomas, Senior project manager came in clutch. My walk through was great. He saw minor paint imperfections that I didn't see and promised to have them fixed before closing the following week. He ran through the ends and outs of the the homes mechanics. He explained the apps to help me with the house. He also explained why the splash blocks were backwards, something i didn't know.
My final walk through was great. David the new sales rep was so patient with me. I looked for every piece of Thomas' blue tape showing imperfections and found they were all fixed. David was so great, telling me to take my time. He spoke about new neighbors moving in and how the community has almost sold out, proving i am living in a sought after community. (So proud)
On the day I moved in David and Thomas were there congratulating me on my closing. Thomas handed over my last key with a big grin. Both made sure I was happy with the results and didn't leave before telling me to call with any concerns.
Its now week 2 and I couldnt be happier with my decision. Thank you Ryan Home at The Ranches at Heartland team. Having never built a home before, this process was easy and seamless by you all.

We have had a fabulous experience building a home at The ranches at Heartland Crossing by Ryan Homes! Cory and Makinna make a fantastic team as sales manager and project manager. They made the process seamless, thinking of everything before we did, and ready with answers to any questions we had. The process was smooth, there were virtually no surprises, and the house is outstanding. We are so blessed by this house and the process that brought us here.

For 19 years our family called heartlandcrossing our home. My kids all went to west Newton and all 3 have graduated from Decatur high school. For personal reasons we had to sell our home in the Northfield section of Heartlandcrossing. Our oldest daughter now lives in Honolulu Hawaii. The rest of the family is back together and after one year we have the opportunity to move back to the place we call home in Heartlandcrossing. We are having a new home built in The Ranches. I would like to thank Cory Robinson of Ryan Homes for helping us choose the Eden Cay as our new home and I would like to thank Seth Reinhard of NVR Mortgage Financing for making the finance process easy. Looking forward to moving back home to Heartlandcrossing.

My personal experience hasn't been a pleasant one with RYAN. We were sold a Golf Course lot/community. Developers "Ryan and Lannar" wants to re--zone the golf course to build 600 units Townhomes, multi unit homes 10' apart. House I bought base price OCT 2023 w/o upgrades was $289,990. June 2024 base price is now $269,990. $23,000 depreciation. The homes are mostly senior living and I can use this money in better places. The neighbors are fantastic & I encourage you to ask them their experience. Especially when it comes to warranty work. Don't expect your house to be completed until close to a year later. That's when you get your ONE chance to get the final repairs. I have a ceramic bathroom floor, titles were splitting because it was installed improperly it needed chiseled out and replaced. The tiles came from 2 different batches & don't match in shade color. Harrold the warranty person told us, if you don't like the color...don't look at it. He refuses to replace 4 tiles. Also, the mess and dust left behind was senseless. I asked to have the house cleaned. I was refused the first time. The second time they didn't want to clean until I had them look at and feel the debris. My clothes never got cleaned. Jose' & his workers didn't even close the walk in closet door.
A walk in closet you expect a light switch to be at the door frame and not searching down the wall 17" in the dark feeling for a switch. Harrold feels this is totally acceptable. The water pressure is inadequate. Water lines FULL of gravel (water filter is on you too) The tankless water heater they brag about energy savings, is not saving. It takes 1.65 gallons of water just to get hot water at the kitchen sink. No more than 20 foot. Forget about using your dishwasher, because the hot water can't get to it before the dishwasher starts to wash. Doors stick, cracks in walls, dings, ceiling joist show, unlevel floors and you can't choose your paint color inside. All register and bath fans are caulked closed making them where you can't take down to clean. After speaking with Broan the fan company states this act is not acceptable because you need to sweep and keep the fans clean. You do NOT get a screen door with your patio door. That expense is on you too. Plastic shower curtain rod.
A wall to hang a beatiful TV only to find the studs are 24" on center. Leaving ONE stud to anchor your TV bracket to.
I like DAYLIGHT lighting, forced to have warm white. Total smooth side toilets I wanted. Both I had to wait until after closing to replace them. I heard a lot of NO's more than I cared to. Nope..it's not in the building plan. Ryan builds like the Henry Ford plant, you have a choice of style and color. Black and as built coming off the assembly line.
Plan on your mortgage being sold before the ink dries on your mortgage contract. Lender of their choice, of course.
If the re-zoning for dense housing is approved. House prices will drop, more. Taxes,roads, schools, EMS stressed. Water bill is $100 no watering grass. There is every sign I'll never be happy with a 1/3rd of a million dollar home of 1338 sq foot. Because it has already lost $23,000.00 value ( or OVERCHARGED), no signs it will improve. Not just my home. Prior to Ryan dropping prices Every one of the new owners have overpaid. Will you get a good price at their current market price? Or will it drop with mass housing proposal? I can not refer Ryan Homes as a builder, their processes and policies.
