    I paid $4,000 earnest money to purchase a home here with finance contingency as well as additional VA addendum in purchase agreement, when Brad Kenworthy denied me funding through in-house lender NVR. Brad Kenworthy told me I should get a refund after I was denied September 2025. I never have received the earnest money refund. I was initially promised a 4.5% VA loan by Aaron Buckingham and told I was prequalified by my initial finance application, before I signed purchase agreement and paid earnest money. However, Brad Kenworthy at NVR denied me financing to purchase after I paid the $4,000 earnest. According to our agreement i was to get a refund for $4,000 for finance contingency. Instead, Aaron Buckingham demanded I reapply with another lender at NAF with a higher mortgage rate at 7.2%. My requests via email for return of money September 2025 and October 2025 were ignored. And Ryan Homes held onto my money from August 2025 to present is March 2026 and never yet gave to me a refund for earnest money, according to our purchase agreement for finance contingency, if I cannot qualify as a single buyer for a VA loan than I was to receive a refund. I was also given a hard time and told by manager Jen Robertson I could not use my own lender to close, while it was falling through with Ryan Homes lender at NAF with Vincent Guarino(Aaron Buckingham referred me to) I was never fully approved by any lender to purchase a $280,000 townhouse as a single buyer before close, is what the VA addendum also supported for returning earnest. The VA addendum was in addition to the VA purchase agreement finance contingency for returning earnest monies. Ryan Homes lenders ghosted me after February 2026, after their lenders never gave to me paperwork to sign in order to close. Than Ryan Homes, NVR and NAF has been unresponsive to my texts, emails, phone calls or inquiries everytime I ask about a $4,000 earnest refund since September 27, 2025. The loan terms were not as the email explained before i signed and paid nor followed purchase agreement. I felt harassed throughout the whole purchase process was unprofessional. I have never experienced this at another place before. Where I have received refund on earnest money at other companies for alot less reasoning in the past, when other companies required alot less money to close. Was quite a larger amount to pay at Ryan Homes is wjere they wanted an extra $5,000 suddenly during month of close February 2026? $4,000 than a lender took an additional $600 early appraisal fee January 2026 and New American Funding Vincent Guarino and Ms Rosario gave to me no paperwork to sign in order to close after i uploaded documents at short notice was within 24 hours and loan was never approved at underwriting a week after scheduled close. I even paid $16,000 to payoff my camper week before close because I was ready to sign documents and go thru with the purchase. .Instead of a happy gratifying professional experience, it was turned into a sort of harassment, where I could not easily acquire my $4,000 earnest money back? This company ghosted me with no written responses at Ryan Homes, NVR, and NAF, even during the 2 days right before the date of their rescheduled close? The title agenxy never reaponsed to call me back 2 days before close? I expected alot more honesty for a town like Brownsburg, IN where my grandparents spent their whole life, my mom grew-up in Brownsburg and my uncle and 10 cousins still live close to the area. I thought this town of Brownsburg had alot of good religious people, who do the right thing, also because of my grandparents who regularly attended church. I felt scammed in the end for alot of money I never have received returned to me since August 2025, when I do not too often or easily come by extra money on my smaller checks as a single divorced mother. Good faith and honesty goes both ways between a seller and buyer in a purchase agreement.

    I’ve been here a few times with my family to get stuff handled and we hoping to move here soon or beginning of next year it’s all in gods hands. Praying for a miracle. We love this area & the home is breathtaking & very calm.

They are very accommodating. Cory is the absolute best, he goes above and beyond to make sure what you want in your new townhome you have it, he is an absolute sweetheart. We wanted to down size from our single family home to something more manageable as our kids finish high school. He made this process very easy for my husband and I.
