Being near I88 and right off Rt 59, the Flats are within a mile of shopping with plenty of service options and the units are quiet and specious, particularly if you rent a ground floor Coach House with a heated, private garage right off the kitchen. The rear of the complex is a nature preserve with an extensive lake that attracts a range of wildlfe and adjacent to that is the IL Prairie Path for walking, jogging, and biking. The front desk administrative staff is top notch, as is their facility management staff, for both answering any questions and dealing with any unit issues. And the Club House is pretty cool with a meeting room, large workout room, and a good sized mail/UPS/Amazon room, not to mention great coffee. There are plenty of apartment options within a few miles across I88 but before you make a decision, check out the Flats, I am glad I did.

I am writing this to warn anyone considering Everton Flats. My experience has been defined by administrative chaos, predatory fees, and—most alarmingly—serious health concerns regarding the building's water quality that management refuses to take seriously.
1. Serious Water Quality & Health Risks
The most concerning issue is the building’s water. It is not just "hard water"; it is dirty and has reached a point where it ruins dishes and causes serious concerns for skin health. When I reported that my dishwasher was being destroyed by the water, management deflected blame to the city of Warrenville rather than addressing the filtration or plumbing issues within the building. Living here means dealing with water that feels unsafe for basic hygiene and daily use, and management has shown zero urgency in fixing it.
2. Predatory Renewal & "Hidden" Fees
The management office operates with a total lack of transparency. They require a 60-day notice to vacate but intentionally delay providing renewal rates until you are trapped. In my case, they claimed renewal info was "missing" from my portal, then tried to force a $1,000 monthly premium on top of my rent. At one point, I was even quoted a renewal rate of $4,208—an astronomical jump from my current rate of $1,750. It feels like a "silent eviction" tactic to price out long-term residents.
3. Neglected Amenities
The "luxury" amenities you see on the tour are a facade. The cold brew machine is frequently broken, and the pool was recently a murky green color. Management's response to these issues is always to schedule "walkthroughs" or "meetings" that never lead to actual repairs. It is a constant cycle of stalling and inaction.
4. Administrative Gaslighting
Emails go ignored for weeks. When you finally get a response, you’re told the previous manager is no longer there, and you have to start the process all over again. They demand 60 days' notice from tenants but refuse to provide any reciprocal fairness regarding rate disclosures or maintenance timelines.
Final Word: Do not move here. Between the unhealthy water quality and the predatory financial tactics, Everton Flats is not a safe or fair place to live. They treat responsible tenants like a paycheck rather than residents.
Staff is very helpful, friendly, and place is well kept.
I loved living here. The community is mostly young professionals but there were a handful of families as well. Neighbors were sociable. The leasing office hosts fun and generous events every few weeks. Great amenities and kind and accommodating staff. I wish I could have lived here longer, really felt like home.
