We are extremely disappointed with the quality of our Ryan Home, the number of warranty repairs required, the poor workmanship of those repairs, and the overall experience. I have owned three homes, and in my experience, this is by far the worst quality.
The sales staff are friendly—but their job is to get you to sign. From my experience, the model homes are not representative of what we actually received as they look pristine compared to what I received. I cannot stress this enough: **GET AN INDEPENDENT INSPECTION BEFORE CLOSING.**
During our walkthrough, I marked numerous problem areas. What I was not told is that if the project manager does not document those issues with photos, they may not be addressed. Many of the concerns we pointed out were still untouched when we moved in.
Once you sign and move in, everything shifts to the warranty process—and that is another major issue. The website is extremely frustrating to use. If you submit too many items or upload too many photos, it deletes your entry, forcing you to start over. The only workaround is submitting smaller batches repeatedly, which is time-consuming and unnecessarily difficult.
When warranty claims are approved, be prepared to take significant time off work for your new home repairs as most are scheduled during the work week. I’ve used a lot of PTO dealing with repairs in what was supposed to be a “new construction, no issues” home.
In my experience, many repairs are completed with poor workmanship, sometimes leaving the problem worse than before. This leads to additional claims just to fix the previous repairs. I’ve had contractors come into my home and openly criticize the work of others, stating they cannot do their job properly due to poor prior workmanship (i.e. siding and carpentry).
I’ve attached photos. While I can’t list everything, here are some of the issues we’ve experienced:
Loose and improperly installed siding, including visible nail heads (sometimes covered with caulk to hide them)
LVP flooring separating, splitting lengthwise, and installed with chipped off corners on boards
Paint left on interior floors and deck at move-in; attempted power washing damaged the deck finish, requiring full replacement—the replacement was also poorly built and had to be redone again
Lights not centered over bathroom sinks
Chipped and cracked shower tile and seating areas, Cracked shower pan
Unpainted exterior surfaces
Ejector pump failure within the first year causing basement water damage. Additional basement water intrusion from concrete tie penetrations
Poor taping, and sanding throughout the home which is then painted
Several repair trips to get the garage doors functional (wouldn't shut)
Exterior light fixture cracked at base from normal wind
Roof vent area not properly sealed, causing water damage
Exterior vents falling off the house and gutters vibrating excessively in wind
Backyard dug up due to lose of an electrical line-no sod replacement provided (had to reseed myself)
And the thing that annoys me the most-squeaking/creaking floors due to nails missing joists.
Bottom line: My experience has been an incredibly frustrating and disappointing. I feel as there is no pride in craftsmanship in these quick-build homes. I requested a full list of warranty repairs for documentation and never received it. I expect a standard response along the lines of “we’re sorry, please reach out,” but I already have—and taken their surveys. With proper oversight of subcontractors, many of these problems could have been avoided.

First, this is my third Ryan home, and the builder has never disappointed. We have been in our home for a little over a year, and because we reached the two-year mark, we decided to address some minor items that are normal for new homes as they settle.
I reached out to the builder through our warranty site and requested service. Within 24 hours, I was contacted, and before I could even walk out the door in the morning, the construction manager was there waiting to take a look and get our issues resolved.
I’m very impressed with the Ryan Homes construction team. This time around, we worked with Tim, who has been a person of his word and very understanding.
Settler Ridge is a great community with a great builder and great families.

I’ve had multiple warranty claims for my Hardie board siding, including loose panels and persistent rattling during moderate winds. Crews came out several times, but the issue was never fully resolved — and it’s still happening now that the warranty has expired.
I’ve been told some rattling is “normal,” but siding should not be moving like this if it’s properly installed. I’m especially concerned about boards eventually falling off, which I’ve already seen happen to several neighbors. This does not give me confidence in the long-term durability of the exterior.
I hope Ryan Homes addresses this concern for all homeowners in our neighborhood, as this situation is very unsettling.
We will be fortunate if the Hardie board siding lasts more than 2–3 years, when it is designed and expected to last 30–50+ years. During my warranty period, Ryan Homes’ siding vendor came out multiple times to address issues, including a piece of siding that fell off the home and persistent rattling during windy conditions. Unfortunately, the rattling has continued even after the warranty expired—particularly during winds of 20–40 mph.
Ryan Homes’ siding contractor informed me that some rattling is “normal” with Hardie board. However, based on my research, Hardie board siding should not rattle or detach unless it was improperly installed. This leads me to believe that the installation was not completed correctly. I also have concerns about whether the installer Ryan Homes uses is properly trained and certified to install Hardie board siding according to manufacturer standards.
Before you buy a Ryan Home, make sure to take a drive through the east end of the neighborhood (2022-2025 construction) and notice the number of houses whose cement fiberboard siding is failing. Some houses have missing pieces, many are uneven, not flush, and pulling away from the house, particularly on the south side of the houses. In response, many homeowners have face nailed the siding to keep it from rattling or falling off. These are all indications that over time the siding will fail. This type of failure takes longer than the year warranty you will get from Ryan. Reputable contractors offer 10 year warranties for this name brand product that has been on the market for decades and is rated for winds far above 100 mph. We do not typically get winds in excess of 100 mph. So why would the siding fail? Replacing the siding with proper installation methods costs tens of thousands of dollars. Living in a house with loose siding is very noisy and anxiety inducing.
