  I've been here for 4 years and can concur with other recent reviewers that the new management has brought this place down drastically, so I will be moving in the upcoming months. Under new management I've noticed the grounds are not kept up as usual and landscaping has gone downhill. We've had little to no social events and there's zero e-mail communications to tenants, other than rent notifications. NONE of the grills on the property work and haven't worked in weeks. There's no signage saying they don't work and no e-mails have been sent out to notify residents. I've walked in the office several times to find staff sleeping on the couches or sitting around socializing. They did send out a survey months ago asking for input from residents on future events, etc.; however, the document to submit our survey was restricted, so you couldn't even submit it to make recommendations. If the Amazon lockers are full, Amazon will simply leave your package on the ground near mailboxes. The old staff would pick them up and sit them in the office for residents to pick up; however, the new staff leaves residents' packages sitting out for days and days. For what we pay, I can rent a home or find a better apartment right up the road. Please do better for future residents, because you've just lost another tenant in me.

  I am living here almost 6 years always have a problem with snow. This years is worst. This is not cheap apartment and they don’t even hire some company for off the snow from parking lots? Snow is too high and no one can not park the car last 3dats no car parked but never off the snow means cold weather like this we can not park the car for weeks? When I start live here office people was very nice but I am not sure right now. I asked office people when off the snow from parking lot people can not park . He told me work on it ,but they never off the parking lot snow most parking lot is didn’t anything even I complained to office people.they don’t care we can not park the car ? They should care about renters. Parking lot is included in rent right ??? Please office staff listen to the renters !

  I have been a tenant at 1301 Hartman Lakes and have consistently paid my rent on time. Despite this, my access to my unit and amenities, including the gym, was unexpectedly restricted, and I was served an eviction notice without prior warning. I am also concerned about the sharing of personal information, and a police report, with other tenants without my consent. Additionally, there appear to be serious management issues, including unprofessional behavior and potential mishandling of funds. I recommend the property owner monitor the management team closely and consider appointing a new property manager to ensure fair treatment, tenant privacy, and proper handling of property funds. I share this review to provide transparency to prospective tenants and hope the management addresses these concerns.

  I’ve lived at 1301 Hartman Lakes for some time and really enjoyed the community in the beginning. It was peaceful, well-maintained, and felt like home. However, since the change in management, things have felt different. There’s been more noise and communication hasn’t been as clear as before. I’ve also experienced some restrictions on amenities like the pool and gym, which was disappointing since I always pay rent on time and follow the rules. I hope management improves communication and focuses on making residents feel valued again. This used to be a great place to live, and I’d love to see it return to that standard.

  I had the pleasure of living at Thirteen01 since it opened in Dec 2018. It was by far the best apartment complex I ever lived in. The grounds and facilities were superbly maintained and the management team and maintenance professionals were timely in their responses and extremely courteous. I always felt safe and respected in and around my home…and, my neighbors were pleasant. I would recommend it to anyone stationed at Scott AFB. The proximity to the base was perfect and the nearby stores, restaurants, and shops were an added bonus.
