I bought my home in this community a year ago and planted a few small trees soon after moving in. Since then, neighbors walking by have often complimented those. Last month HOA contacted me saying anything added requires builder’s approval and alleging my trees were in violation. I reviewed the governing documents and could not find any tree rules, nor any rule prohibiting tree planting. I also ask a homeowner who also has trees; they said did not submit application before for the trees. The HOA action appears to come directly from the builder’s“recent site visit”. I even wrote a respectful letter to the board(builder) requesting the relevant guideline and an explanation why I am singled out. Guess what? My request was completely ignored. There was no explanation, no follow-up — just silence. In my view, the builder seems to have significant influence over the HOA and does not appear to care about fairness, consistency and transparency. This is not how a community should operate. If you value transparency, equal treatment, and homeowner input, you may want to think twice before moving into a builder-controlled HOA community. What should be your home can easily turn into a stressful experience under an overreaching, unaccountable system.
Follow-Up: I got fines by the HOA prior to a hearing(violating IL law). And the HOA shifted the email review counsel fee to me which I did not get any prior notice and explaination along with any bases. And the billing just was added to my account silently.

By far the Bronkfarm is beautiful community in the Plainfield, IL area comprising both Single Family and Townhomes!! Whoever looking for buying a home will not just go without booking after the home tour!! The Pool and Clubhouse adds more beauty to the community!! Today is my first year anniversary of home buying in Bronkfarm, the quality and services are of top quality!!
Few pointers that makes Bronkfarm more of everyone choice is to maintain the Pool on the side of Townhome with Fountain, Pebbles and removing Algae!!
