How long will it take to rent my property?
With our marketing programs, properties that are in market-ready condition and are priced at market rates, take less than 30 days to rent. Homes that are not in market-ready condition and/or are priced at an above-market rate can take considerably longer. If a new tenant cannot be secured within a 30 day cycle, there are typically issues that require correction or a rent adjustment is needed. Real Property Management will keep you informed throughout the process and be responsive to market feedback, making recommendations if needed. It is our goal to prevent your property from sitting on the market for an extended period of time.
Who determines rent for my property?
Ultimately, the market determines the rental amount for your property and it is our job to provide you with recommendations based on market information for comparable properties. The final decision on rent rate is always yours.
How do you screen applicants?
Once we have an applicant, we do a credit check as well as a criminal background check which includes check of the sex offender registry. We also verify employment status and income. We check for any history of eviction and finally check rental references to confirm good payment history and to ensure there are no past tenant issues.
How do you handle tenant payment issues?
Every situation is evaluated on a case by case basis considering factors such as the quality of the tenant relationship, past payment patterns and any prior tenant issues. Communication is the key. We start by contacting the tenant to understand their issue. We then discuss with our property owner to determine a plan of action. Should it not be possible or recommended to work with a tenant, a 5 day notice will be served and eviction proceeding undertaken if payment is still not received. Real Property Management also offers an Eviction Protection Program to protect our property owners should the need for an eviction arise.
How do you pay your property owners?
Our property owners are paid via a direct deposit transaction to their bank account on the 10th of each month. Rents are due on the 1st and distributions to our owners are processed on the 10th. This is to ensure we have sufficient time to collect any late rents and ensure funds are clear before they are distributed.
How do you handle maintenance and repair?
We provide an online portal for our tenants to report issues. They can also call in or email their requests. We also have an emergency maintenance line that is answered 24 hours a day, 7 days a week. The Tenant is your customer and we work to remedy problems in as short an amount of time as possible in order to maintain tenant satisfaction. We also make sure to communicate issues to our property owners to avoid surprises. We will discuss the issue and its solution with you as appropriate based upon your needs and expectations in this area. The maintenance or repair issue is then assigned to one of our preferred service providers to be addressed. Our service providers contact the tenant to coordinate on scheduling.
