  If you’re considering The Shoreham or The Tides in Lakeshore East, it’s worth doing a bit of extra homework before signing. While priced at market rates, both buildings show their age—recurring issues like elevator outages, plumbing problems, and unreliable AC (a long-standing complaint tied to the two-pipe system) are hard to ignore. Utilities are billed via RUBS, which can feel disproportionate, especially in shared living situations or when guarantors are involved. There are also some transparency concerns: recent inspection failures, past electrical issues, and lack of clear disclosure may be worth verifying independently through city records. Amenities don’t always match what’s advertised either (e.g., pool access limitations), and ongoing construction—with required addendums—can significantly impact day-to-day living. Renovations are mostly cosmetic, though the shift to hard flooring has noticeably reduced sound insulation. Parking is also expensive and not guaranteed without paying a premium. Overall, for similar pricing, you may find newer, better-managed buildings in the area that offer a more consistent living experience and clearer value.

  I love living at the Shoreham. The location is perfect! The maintenance team is very quick and efficient. Shout out to Homero for fixing our dishwasher while we were working during the day. He even helped us with the cabinets which made our moving easier.

  I moved into the Tides building yesterday and am loving the beautiful views of the lake and Chicago. The staff I've met have been super friendly and helpful which has made me feel very welcome. It's like an oasis in the city here with a lovely park in front of the building and around the corner you have all that Chicago has to offer. A special shout out to Mallory in the leasing team who was very welcoming and accommodating and made the process go very smoothly and easily. Before I knew it I was approved and accepted with a minimum of fus. Mallory also checked in to see if everything was OK on move in. Big Tick from me ✅ 😁

  The maintenance team at Shoreham is very reliable and responsive, handling requests quickly no matter the time of day-I’ve never experienced such quick turnaround times in previous apartment buildings of this size! Everyone I’ve interacted with has been professional, helpful, and kind. I appreciate their consistency and the care they put into keeping everything running smoothly.

  Adrian and Erik are part of the maintenance crew at the Tides Building. They did an excellent job— very professional, efficient, and thorough. They fixed my window screen perfectly and took care of a few tub issues as well, making sure everything was working smoothly. Really appreciate their attention to detail, response time and friendly attitude!
