Rent costs an arm and a leg and the front desk and management are unresponsive and take no ownership for problems in the building - especially Daphne. There are homeless people bathing in the fountain on the property, needles are found by the loading dock, and homeless people sleep and harass tenants by the dog run they provide. Even when notified, leasing office did nothing and claims they cannot do anything, even when multiple residents raised safety concerns. The pool in the summer is micromanaged. No drinks (even water) by the pool, no music allowed, 25 lawn chairs for 46 floors of residents. Black mold in my apartment on 3 different occasions. Submitted an urgent work order and no one came until I submitted another one months later. They boast 24 hour door security but overnight workers were CONSTANTLY asleep. Packages were lost almost weekly with no help from management. Front desk staff never bothered to learn residents and open the doors for them. Avoid and live somewhere else.

Raised my rent, then announced they’d be doing building wide construction for a YEAR, promised they would NOT notify any tenants when they work nearby, and advised the noise will be loud enough to disrupt remote work. We got less than a week notice, and of course it’s the only warning, so prospective tenants should take note because I’m sure they aren’t telling you they are doing a year of construction in the building. How are you going to raise my rent knowing full well you’re going to lower the value for everyone in the building??? I would have just moved out if I had all the information. How long was this planned??

I’ve been living at Kingsbury Plaza for 3 years, and while the building itself looks nice on the surface, the management has made it a nightmare of a place to live. The leasing manager, Daphne, is consistently rude, petty, and just an unenjoyable person to deal with. Every interaction feels combative or dismissive, and she handles even small concerns with a condescending attitude that makes residents feel like they've inconvenienced her.
There are also serious safety and cleanliness issues that management constantly ignores. The area behind the building often has homeless individuals loitering and doing drugs by the fountains, and the front desk staff are always on their phones instead of monitoring who enters. They always let people in without verifying residents or guests, which is sketchy
For the price of living here, you’d expect professionalism and safety — but that’s not what you get. Until management changes, I wouldn’t recommend Kingsbury Plaza to anyone looking for a respectful or secure place to live.

Extremely Disappointing Living Experience at Kingsbury Plaza
I’ve been a resident at Kingsbury Plaza for some time. While the location is convenient, the overall living experience has been increasingly frustrating — mainly due to POOR MANAGEMENT and a lack of professionalism from the leasing office, particularly DAPHNE, the leasing manager.
DAPHNE has been consistently petty, rude, and difficult to work with. Any attempt to resolve simple issues is met with unhelpful or dismissive responses, and her overall attitude makes even basic communication unpleasant. She comes across as irrational and unprofessional, which sets a negative tone for the entire management team.
Beyond management issues, building safety and cleanliness are major concerns. There is frequent loitering and homelessness behind the building, with people using the outdoor fountains to BATHE ON A DAILY BASIS. The front desk staff are often distracted on their phones and regularly buzz people in without verifying their identity, which is alarming given the security risks.
Adding to all this, there was an apartment fire on the floor below mine that disrupted my living situation for weeks. Despite reaching out multiple times, management provided no information or documentation to help me file my insurance claim. The complete lack of communication and accountability was unacceptable.
Overall, Kingsbury Plaza has become an unenjoyable and stressful place to live. Between the unprofessional leasing management, serious safety lapses, and poor communication, I would strongly advise anyone considering this building to look elsewhere.

I love living at Kingsbury Plaza! There is a wonderful community of neighbors and everyone is a pleasure to be around. The staff is practically family. Great location, great amenities and staff responsiveness. I’ve enjoyed every minute of my time here thus far!
