After 40+ years living and raising a family in an English Tudor with a big yard, we came to the realization it was time for another family to live in and love that home, and for us to move into a condominium unit. And that's what we did.
We hired the painter we used in the past but we needed a company to do a gut rehab of the primary bathroom. We got a couple of estimates but before we chose one our Realtor suggested we touch base with the property management company for information a contractor would need about access to the building, using the elevators, days and hours restrictions on demolition and renovation and anything else they would need to know.
We knew the condominium association was managed by GNP so I sent an email to them. Full disclosure: I worked forty-one years in a building they manage on North Michigan Avenue, though not for GNP.
Almost immediately they gave us the requested information. Dean also mentioned GNP does residential renovation/remodeling, and our Realtor (who's also our daughter) encouraged us to get a proposal from them on our project. That was good advice and we're glad we did.
Rich, the construction superintendent, spent considerable time with us learning what we wanted. He made several suggestions about things we hadn't considered and some that ultimately saved us money. When we received his written proposal, the cost was significantly less than what the other contractors had quoted.
Because of our timetable, the demolition of the primary bathroom would need to happen while the rest of the unit was being primed and painted, not an ideal situation. And, this is a two story unit with the primary bath and bedroom upstairs. That meant everything would need to be carried in up or out down a flight of stairs. So we had our fingers crossed.
We stopped by the first evening and knew we had made a good choice. From the front door to the staircase, and then up the stairs and into the bedroom and on to the bathroom doorway the floors were covered with red rosin paper, and the paper was then covered with ram board. The stairs and doorways were shrouded with heavy plastic sheeting. It was clear Javier and Jose knew what they were doing. Throughout the entire project they treated our new home as if it were theirs.
The whirlpool tub, vanities, toilet and even the walls were removed with care. Each evening the materials, tools and equipment were neatly placed on the (covered) bedroom floor. The new porcelain tiles for the bathroom floor, the steam shower floor, and the shower walls and ceiling were perfectly aligned, installed and grouted. Javier asked our opinion on design and made helpful pattern suggestions. These gentlemen did such a good job that the glass door and wall installers noted everything fit like a glove.
Even though it wasn't part of the GNP proposal, Javier moved some wall outlets and light switches in the bedroom so our furniture wouldn't block them. We were even able to have carpeting installed in the bedroom and hallway while Javier and Jose were finishing the bathroom renovation.
Rich, Javier and Jose were professional, gracious and helpful throughout the entire process and we were sorry to see them go when everything was finished, but it was time for us to move in. We were pleased with the process from start to finish and completely happy with the results. We greatly appreciate the work of the GNP team. They have our highest recommendation.

They don't manage. Piles of garbage from this unit, constant loud music, and you're just giving the runaround when a simple daily inspection would probably uncover some of this juvenile nonsense. It's like the inmates are running the asylum or, worse, the warden is friends with the inmates and covering for them.

This property management company does not go above and beyond when it comes to helping out tenants in their building. Although I was only a renter in a privately owned condo in one of the buildings they manage, I've had to deal with them a few times, specifically Larry Piccoli, regarding a past bed bug infestation and water damages. If the water damage occurs over the weekend, forget trying to have them call anybody out to take care of the issue because "workers are union and their rates would be expensive." As for the bed bugs, they did schedule treatments, but acted like it was a huge inconvenience for them to have to liaison with the pest control company to come out for a 4th treatment as "three treatments is the typical regimen for bed bug treatments." Good luck to try and get proof of documentation that your apartment was serviced for bed bugs as well in case future renters ask for it. I am so happy to be moving out of this building soon and will never, ever look into renting in one of the properties that they manage ever again. Good riddance.
