ABOUT:
Asbury Plaza is proudly managed by The Habitat Company—though “managed” might be a generous term. This building feels like the forgotten middle child they only remember when it’s time to send out rent reminders. I fully expect the standard corporate reply about “unexpected maintenance” and “occasional outages,” but trust me: nothing here is unexpected, and the outages are about as occasional as sunrise.
ELEVATORS:
Ah yes, “Car 1.” I, too, have enjoyed its signature free-fall experience in this elevator. It’s that delightful rollercoaster drop—minus the amusement park, the safety bar, or the fun. Just you, gravity, and a quick mental recap of your life choices. Really adds to the charm.
LAUNDRY ROOM (photos taken 12/07/25):
If you’ve ever wanted a behind-the-scenes tour of what a neglected laundry room looks like, congratulations—photos included. Please enjoy counting how many machines are “Out of Order.” Management assured us back on September 17th that they were “aware of the ongoing issues” and “remain committed to restoring reliable service.” Here we are months later, and the laundry room is still.....not restored.”
BLUE WATER:
Yes, that’s blue water coming out of my bathroom faucet. No filter. No special effects. Just Asbury Plaza adding a little Smurf-themed surprise to my daily routine.
SMOKING:
If you love the smell of a cannabis shop blended with a cigar lounge, you’re in for a treat. The aroma gracefully wafts through hallways and elevators like it pays rent.

One of the worse and disrespectful staffs, I lived here for 3 years. the bathroom ceilings were molded, elevators stopped working at times. Just overall bas experience

I was walking down the neighborhood as I’m planning to move to River North in the next few months—and despite the leasing office only taking tours by appointment, the resident manager Palmira was very welcoming and accepted my tour request. She was very professional and thorough with all of my questions. The prices for location and amenities are great! I’m definitely keeping this property on my top list.

I moved in a few months ago and was very excited at first. However, there have been A LOT of issues. This has nothing towards the maintenance team + front desk who are extremely hardworking and so very kind. They are the shining highlight of the building. But for one, the elevators never work. This is a 33-story building. There is usually just one functioning elevator. I have waited 15+ minutes for a completely packed car and been late to work multiple times due to this.
The one functioning elevator is also the freight elevator. So you can enjoy riding up or down with 10 people and a sectional sofa. This is the biggest issue by far. If you value your time, maybe reconsider signing a lease. Secondly, everything seems to be broken. The treadmills? Broken. They'll be fixed, then broken again. 60% of the washers and dryers at any given time? Broken. The washers and dryers regularly take your $2 per load, and then will not cycle. So I have lost a lot of money in that laundry room. I don't know if it's an issue of residents treating the shared amenities like punching bags or what the deal is. But it seems like at any given time, something is broken.
Yes, rent is reasonable for the area. I feel safe here outside of the elevators which stall and drop floors. The location is good. The floor layout of the units is a little weird, but personally, I like it. Maybe consider living on a level low enough to your tolerance for doing stairs? This building isn't a lost cause. The Habitat needs to cough up the money and actually fix the elevators or replace them. Given the size of their portfolio, I believe they can find it in their budget to do so.
What a mess. While the rent may be affordable, you pay with your mental health.
I do not recommend this building at all. There is always something wrong or broken here. It seems like every month at least 1 elevator goes down and for awhile we only had 1 elevator. Imagine a building with this many people with 30+ floors and only 1 elevator working? You are constantly waiting 10+ minutes just to get to your apartment. The freight elevator is horrible, it will constantly DROP MULTIPLE FLOORS when you're on it which is incredibly scary and when you let them know about it, all they say is that it happens when the air pressure changes in the elevator shaft. But when it happens to you 5 TIMES since you've moved in and you fear for your life every time, at what point should we worried about our safety?
What makes this worse is the complete lack of updates and messaging from management. Until you email them multiple times you won't hear from them. You will see them gladly give out tour and try to get more people to live here. It will "look" nice during your tour and they will give you a good package but it's not worth it.
Other issues at Asbury Plaza include the laundry room, multiple machines are always down and it cost $2 per load which gets expensive really fast! The machines have even damaged our clothing and we are still waiting to hear back from management regarding compensation. There have always been machines down in the gym, issues with the pool over the summer, and the way they handle A/C.
Chicago has a city-wide policy where they need to keep it above 65 F in the apartment outside of June-August. While it sounds like a nice policy, it means that they don't have to turn the A/C on until June 1 and they can turn it off at any time after August 31. So while other buildings in the area turn their A/C on when it gets hot in April, Asbury waited until the last weekend of May to turn it on. This was after we've already had multiple 70+ F days. They won't turn it on (even if you email them saying it's over 80 F in your apartment) and you have to buy a portable A/C unit since it's a 1 pipe system. Old building problems.
When it comes to the apartments, the layouts are interesting. They feel bigger than they actually are which is nice, but my goodness they are outdated. Ugly carpet, old cabinets, old appliances, ugly ceilings, the rooms are in desperate need of a make over. They don't even have digital thermostats, so you're kind of guessing what temperature it is in your apartment. There's no real way of knowing based off the dial because the dial is wrong lol
Lastly, while the location is great, located in River North and really central to everything downtown. Chicago and Dearborn Streets are an ambulance and fire station corridor. All day and night you will hear sirens if your room faces Chicago and you will definitely hear it because of how poorly insulated the rooms are and how loud the Chicago sirens are. Heck, you will even hear people talking on the streets even when you're on the higher floors. So if you're sensitive to this kind of noise, I'd recommend living elsewhere.
The only good thing about Asbury Plaza are the kind and friendly door security people and the hard working maintenance crew. They understand and listen to our complaints and it's really the poor management and their unwillingness to keep it's residents updated and provide a safe living space that are the issue. Fix the issues and keep us updated, it's not complicated.
Avoid Asbury Plaza.
