    This kind of exploitation is astonishing. The rent is already sky high and they have the audacity to charge EVERY SINGLE UTILITY on top of it. Water, admin fees, electric despite us paying that directly to avista and much, much more. And this is the farthest thing from a luxury apartment I could fathom. This is one of the greediest companies I've ever dealt with, and I plan on leaving here so fast we leave skid marks. Do yourself a favor and STAY AWAY.

    I’ve lived here for almost 5 months now and I have to say, great job to the property management team. I’ve been heard and they have responded with urgency to all of my needs and concerns. Our maintenance team is professional, responsive and respectful. Thank You!

    Do not rent from this place, they are owned by Avenue 5 and this is truly the worst place I’ve ever lived ONLY because of dealing with the office. They do not answer the phone most of the time, and they routinely open late and or close early with zero communication or explanation. I moved out in December 2025, by that time I was paying $1,730 even through my “base rent” was only $1,425. They add on water, sewer, garbage, electricity, pest control, gas, covered parking, and admin fees to your rent. On top of that of course you still have to pay your own electricity bill and WiFi bill. When I moved out, even though I lived there for over 5 years, they said they would not be replacing the carpet in the unit and charged me a cleaning fee. Ok, whatever, except for the fact that I know that carpet isn’t in “great condition” like they said it was. They are waiting for the next tenants to move out after only a year or something so they charge them a carpet replacement fee. I guarantee they are scamming people with that. Also, when I moved out they charged me some damages, again, no big deal, it wasn’t a crazy bill and I knew I’d have some. But what’s the problem is the fact that they gave me the bill on January 2nd, a Friday, and sent it to their internal collection agency on Tuesday, January 6th. 2 business days. When they gave me the bill they did not say when it was due, and the bill did not have a due date on it. Straight to collections after 2 business days? Really? Also the employees there have no idea how anything works, when I couldn’t get ahold of their “billing department” which is what they call the internal collection agency, I called the office and they couldn’t even tell me what the business hours are. Avenue 5 is a completely horrible and mismanaged company, don’t get pulled in by their “low rent” they advertise. It’s a lie and you will be charged $200+ over whatever they are offering.

    The new management company is horrible. I asked for an itemized receipt for what they spent my deposit on multiple times after we moved out and they refused to send me anything more than something saying pest control, admin fee, and damages. Which, legally is not an itemized receipt, then sent me to collections. I filed multiple disputes with the credit companies and will be filing with the courts.

    Listen to the other 1 star reviews! Just moved out of this place after renting here for a little over a year, and my complaints are much like most of the other tenants that have written a review here. Let me start by saying that when first moving in, it seemed like a good deal. I paid $1465 for a 2 bed/1.5 bath, and was told that there was a hot tub, gym, theater room, and covered parking space that was to be included. However, after locking in a 12 month lease, there were several hidden fees that would show up on the bill. Every month, I was charged $20 for the covered parking space, $80-$100 for a sewer fee, electric fee (even though I was paying another electric bill through Avista), pest charge, a gas charge, and the list goes on. At the end of it all, I paying roughly $1700+ just for the fees that Woodland Meadows had added. This doesn't include the separate electric bill or internet bill that I also had. I never used the theater room, so I can't speak on that, but the hot tub was often closed for "maintenance". They recently updated the gym which seemed nice, but that means it was closed for the last few months that I lived there, so I wasn't able to use that either, which is just bad timing I guess. Not to mention that while some neighbors were friendly, I saw police cars patrolling through the parking lot weekly, which I don't think is a very good sign. After my year lease was up, I decided to go month to month in order to not get locked into another lease as I had plans of buying a house. I had asked what rent month to month would look like, and the office had said that this would be a little over $1800 a month, which I was willing to pay in the hopes of getting out sooner. To my surprise, the first month to month bill not only included the $1800 rent, along with the other miscellaneous $150-$200 fees, but also a $400 "month to month fee" on top of everything. This made each month a little over $2400, again not including electric or internet. After moving out they also charged me a extra final fees that weren't explained previously. In summary, be careful when signing leases, and make sure you know what you're getting yourself into. I am just grateful that I was able to make it through this place without losing all of my money.
