Just moved out of this place after renting here for a little over a year, and my complaints are much like most of the other tenants that have written a review here.
Let me start by saying that when first moving in, it seemed like a good deal. I paid $1465 for a 2 bed/1.5 bath, and was told that there was a hot tub, gym, theater room, and covered parking space that was to be included. However, after locking in a 12 month lease, there were several hidden fees that would show up on the bill. Every month, I was charged $20 for the covered parking space, $80-$100 for a sewer fee, electric fee (even though I was paying another electric bill through Avista), pest charge, a gas charge, and the list goes on. At the end of it all, I paying roughly $1700+ just for the fees that Woodland Meadows had added. This doesn't include the separate electric bill or internet bill that I also had. I never used the theater room, so I can't speak on that, but the hot tub was often closed for "maintenance". They recently updated the gym which seemed nice, but that means it was closed for the last few months that I lived there, so I wasn't able to use that either, which is just bad timing I guess. Not to mention that while some neighbors were friendly, I saw police cars patrolling through the parking lot weekly, which I don't think is a very good sign.
After my year lease was up, I decided to go month to month in order to not get locked into another lease as I had plans of buying a house. I had asked what rent month to month would look like, and the office had said that this would be a little over $1800 a month, which I was willing to pay in the hopes of getting out sooner. To my surprise, the first month to month bill not only included the $1800 rent, along with the other miscellaneous $150-$200 fees, but also a $400 "month to month fee" on top of everything. This made each month a little over $2400, again not including electric or internet. After moving out they also charged me a extra final fees that weren't explained previously.
In summary, be careful when signing leases, and make sure you know what you're getting yourself into. I am just grateful that I was able to make it through this place without losing all of my money.

I’ve lived here for two years and I am so glad to finally be out. This is a terrible place to live. They will nickel and dime you for anything. They charge you outrages prices for utilities. They will tell you your parking spot is free then charge you for it. Management is terrible and never answers their phones or calls you back. They are randomly closed during their open hours all the time so you are not able to talk to them. The gym only has two machines that work out of all 5 of them. The hot tub is lukewarm and almost always out for work? Makes no sense when they never truly fix it. Do not live here

Having been the first and only tenant in my apartment for the first six years of this complex's existence, I feel compelled to share my experience. I lived here from day one and just recently left a few months ago. I have literally seen everything at this place.
When I moved in, this was a peaceful haven. Neighbors were friendly, landscaping was immaculate, and noise levels were minimal. It felt safe, well-maintained, and genuinely enjoyable. Over time, however, things have changed dramatically — and not for the better. What was once a beautiful, well-kept complex now feels like Section 8 housing: rundown, neglected, and mismanaged.
Management seems to have relaxed its standards, allowing almost anyone to move in without proper oversight. This has led to loud neighbors, frequent police visits, trash, dog waste, abandoned cars, and zero accountability. Parking is a nightmare, made worse by new construction on 4th Avenue and the fact the complex has only one entrance and exit.
Rent is inconsistent — identical units cost hundreds differently, and management silences residents asking questions about this in the Facebook group. They even tried charging for carports that were previously included in rent. Amenities are mismanaged: the spa, gym, and theater are often closed, yet residents are still charged.
Your monthly rent also includes unexplained fees. There’s an electricity fee, which I assume powers amenities, and a $2 “pest control” fee, yet my building was consistently overrun with flies and spiders. When I asked management about these fees, they didn’t know themselves and referred me to a third party — despite collecting the money. This is extremely shady.
Do not trust the 5-star maintenance reviews. Maintenance was fine, but management encouraged — likely pressured — residents to give 5-star reviews on Google for every completed request to boost ratings while the overall living experience deteriorated.
What was once a wonderful place to live is now frustrating, unsafe, and poorly managed. Prospective tenants should be fully aware of these issues before moving in. Save yourself the stress, the money, and the headache — there are far better options out there.

When I moved into these apartments, I was paying 1100 for a 2 bed/2 bath. The complex got sold to Avenue5, and the whole place went to shit. Stay away from this management company. They don't care about their tenants. They just want your money. They don't include WSG in the rent anymore. It's added on to your rent and it's basically another $100 added on. I've moved out now cause they want $1600, if not more for that shit apartment. The office sucks. They always have and they always will. They never get back to you. When they do get back to you, their response is something like "sorry we've been switching systems". It's not hard to believe since I've paid rent on 5 different websites for this place. Probably just out here selling our information at this point. I'd stay away from Avenue5 in general but stay away from these apartments specifically.

I moved in this month and have enjoyed it here so far. I had a couple of small maintenance issues that were addressed quickly and the maintenance guys were great. So far it’s been a quiet, comfortable place to call home.
