  The people make this subdivision great. Toll Brothers on the other hand is lackluster at best. You will discover flooding issues and any recourse to getting it fixed is none. You will find they put in diseased trees and then deny warranty claims for said diseases after arborists confirm they came from the landscaper diseased and were installed as such. Check your insulation levels, grading and for the love of god get inspections at every possible point by a third party! Toll's own inspections are not up to par. I found issues they could not and again, tried to deny the warranty items. It took over 18 months to get 2-3 warranty items fixed. Unacceptable. Toll Brothers will try to screw you one way or another, that is inevitable. They change your warranty rep every couple of weeks so getting anything warrantied is nigh on impossible. We had 4 of them before a more permanent person was provided. Like I said, sales, design and the neighbors are what made this experience good. Building quality, builder communication and standards are just not there.

  Very nice subdivision. Large lots allows RV parking. Many homes have RV garages. Friendly and helpful staff. The home we bought is nice if we would of had it built from the start we would have changed a few things. Overall it was a pleasant experience to buy from Toll Brothers. My one word of CAUTION is to beware of the Toll Brothers purchase contract! It makes the buyer responsible for the Appraisal. If the home does not appraise you the buyer are responsible to pay the difference. I say push back on this do not agree to it. Write an addendum stating If it doesn't appraise at purchase price you can walk with your earnest money Fully Refunded.

  Beautiful Toll Brothers homes. Very helpful sales staff. Lots in this neighborhood are larger than most.
