We bought a Toll Brothers home in 2024, the model was supposed to be 2,128 square feet. We discovered 10 days prior to closing the home was 2,048 s.f. which Toll Brothers never disclosed. Our TB salesperson didn't even know the square footage changed with a no-cost option we selected. The cost of the no cost option was 80 less square feet which calculates to $16K. Toll Brothers offered us $10K which we accepted. Toll Brothers the next day retracted the $10K offer and now refuse to compensate or communicate with us. We now have to hire an attorney. If you buy, Do Not Buy Direct, find and use your own realtor.

Built a house with a leaking shower and refused to repair. Poor treatment of homeowners.
We are currently building with Toll Brothers and have been deeply disappointed with the experience so far. After signing paperwork, our sales agent’s demeanor changed noticeably—communication became unfriendly, and asking reasonable questions often feels like an inconvenience rather than a normal part of the process.
Many basic amenities that should reasonably be included at this price point are treated as upgrades. For example, lighting above bathroom mirrors is not included, which is surprising for an $800k home.
We were also told we could not relocate an included TV prewire from a bedroom to a bonus room—even though we do not put TVs in bedrooms—and would instead need to pay for an additional prewire. This rigid approach felt unnecessary and not client-focused.
For the price we are paying, we expected better communication, more flexibility, and a more supportive building experience. We hope Toll Brothers takes feedback like this seriously and uses it to improve the experience for current and future buyers.

My recent observations of a community developed by Toll Brothers have left me thoroughly disappointed with the company's standards and practices.
The landscaping surrounding the property is in a dismal state, with dead grass, overgrown weeds, and trees left to die in soil with poor drainage, leading to diseased grass in soggy conditions. This neglect is a clear reflection of Toll Brothers' lack of attention to detail.
In addition to the landscaping issues, the community's water feature has not functioned for years. Instead of fixing it, Toll Brothers plans to turn it into an ugly flower bed, which, given their track record, is likely to be poorly executed.
Furthermore, the homeowners association (HOA) and property management company associated with the community are far from satisfactory. The lack of transparency and accountability is striking. The property management company seems to be ineffective, pointing fingers at Toll Brothers and hiding behind the HOA board for answers, leaving residents without proper responses.
The pools in the community are in a deplorable state, with broken heaters and poor maintenance, making them practically unusable. The promised amenities by Toll Brothers fall short of expectations, leaving residents feeling let down and dissatisfied.
I caution anyone considering purchasing a home from Toll Brothers to think twice. The subpar landscaping, lack of transparency, and inadequate amenities highlight the company's disregard for residents' well-being and satisfaction.
In conclusion, my experience with Toll Brothers has been nothing short of disappointing. I hope that by sharing my observations, others can avoid the frustrations and disappointments I have encountered.
Couldn't be happier with my new home. Brooke at the Kuna sales center was amazing and always answered my questions and returned calls in a timely manner which meant a lot, she is quite possibly the best employee Coleman Homes has.
