First Rate Property Management was started in 1994 by Tony A. Drost, who has been an investor and property manager since 1990. In 2010, Melissa Sharone, MPM® RMP®, joined First Rate Property Management in the Leasing department after graduating from BSU with a degree in Communications. In the following years, Melissa and Tony worked closely to build and improve the company, and in 2017 Melissa’s husband, Jim Sharone, RMP®, joined the company to help takeover daily operations with Melissa. After almost a decade of planning, Tony was ready to phase out of property management, and in 2021 he turned business over to the capable hands of the FRPM team under the leadership of Jim and Melissa Sharone.

    Do not rent from this company unless you want to pay fees double your rent. They don’t a deposit bc they fee you every month for crap charges. It’s says you have 3 days for rent and then they send a pay or quit. Wrong!!$!! You get a three day pay or quit on the 2nd and charge $65 for someone to drop it off along with a permission to enter which is another $90. My water got turned off bc in Kuna , the water bill stays in the home owners name. They charged me $60 for the late fee. I don’t even get the bill. When I told them this is incredible, which my rent was already paid , I get an eviction notice. They said I had a balance for over 60 days. Not it not even 30 days bc it was for the rent. So now I owe the balance plus the attorney fee of $860 or so. They told me 7 days I have court. I’ve never been served anything yet ans court is supposed to be in 5 days. I think they tell you they hired an attorney and keep the money. If they need to pay an attorney around $650 and hour, they must use a dang good one for that price. So if I don’t pay the attorney fees and the balance in 5 days I get evicted. It’s crap. Won’t even call you back ever!

    First Rate was very proactive with their bulk purchase water heater replacement program. I was able to secure a water heater replacement at a very good rate and the tenant is also very pleased. I really appreciate the value-add to our home by programs like these at First Rate Property Management.

    As far as property management companies go, First Rate is one of the few that genuinely cares about their tenants and owners. Katlyn, Nique and Shelby in the maintenance department are awesome at what they do and the whole company works really hard to maintain clean and safe properties and to resolve any issues that arise in a timely manner.

    I visited one of their properties that advertised section 8. My son and I were so excited after viewing this one property that we fell in love with after viewing. It was a self tour. I talked with someone once on the phone and he confirmed that this place accepted section 8. After we viewed the property, I knew that this place felt like home to us. After viewing, I tried contacting this property management probably over a hundred times, looking like an obsessed ex, but they would not contact me back. I talked on the phone with someone before, but suddenly I couldn’t get ahold of anyone anymore. I emailed, texted, messaged them on some of the rental apps that the property was listed on, called and left voicemails. Nothing. Complete silence. We were heartbroken. Our friends actually ended up moving across the street, coincidentally and then I saw that someone then moved in, but I saw that the property next to it, (it was townhomes,) still had a key lock box on it. I thought that I would give it one more chance to try to get into those townhomes, still complete silence. How hard is it to contact someone back and simply say no? Not completely ignore someone. I wouldn’t recommend this property management just because they ignore you.

    Worst experience I've ever had with a property management company. Just with filling out an application, they rejected every letter or proof of anything we sent in and said it wasn't good enough, and that we had to reach back out to people to have them rewrite letters for us. Every. Single. Letter. Even though the same type of letters have gotten us accepted at every other apartment complex. When it came to other things, they were not willing to work with us at all and made us get guarantors even though we clearly made enough money to qualify for the apartment. When we went to look at the actual apartment, it was way too expensive for what it was. Plus we found a black widow in the bathtub. 😳 I don't know if I just got a bad representative, or if the whole company is like that, but we will be looking elsewhere for an apartment.
