⭐ A very disappointing experience – poor communication and lack of professionalism. If I could give zero stars, I would.
Unfortunately, our experience with Butters John Bee regarding a property purchase in Fenton was extremely disappointing. Absolutely appalling communication. It was impossible to get a hold of them and when I did, they told me they would be contact with the agent who was working on my case and no one contacted me.
As first-time buyers, we were incredibly excited about purchasing our first home and expected a reasonable level of communication, organisation and professionalism. Sadly, this was far from our experience.
Our offer was accepted on 3rd September, but it took 16 days for our Memorandum of Sale to be issued, despite me providing all the requested information on 4th September. I find this delay unacceptable, particularly when we had done everything asked of us promptly and were eager to get the process moving.
Communication throughout was extremely poor. I emailed numerous times requesting information and updates, but none of my emails received a response. Having to repeatedly chase for information and being completely ignored was incredibly frustrating. As first-time buyers, we wanted to feel informed and supported during such an important milestone, but instead, we were left feeling as though our purchase was not being handled with the care and attention it deserved.
Ultimately, after paying for searches and considering the potential mining-related risks associated with the property, we made the difficult decision to withdraw from the purchase on 1st October. This was not a decision we took lightly as we loved the property. We had invested a lot of time, money and excitement into the process, and we ultimately lost £500 in the search fees.
What makes the experience even more disappointing is that, on 19th October, we received a phone call from Butters John Bee asking for an update on the property, despite having withdrawn 18 days earlier! This left us questioning whether our withdrawal had even been properly recorded and how information was being communicated internally.
I appreciate that not every issue during a property purchase is within an estate agent’s control. However, responding to emails, providing updates, keeping accurate records and communicating professionally are basic expectations, especially when dealing with first-time buyers making one of the biggest financial decisions of their lives. The fact that we pulled out of the sale 18 days ago, emailed and explained why and then to be contacted by BJB to ask for an update for the vendor is absolutely appalling. What have they been doing for 18 days if they thought we were still purchasing the property? I feel awful for the vendors who haven’t been updated.
Buying your first home should be an exciting experience, but unfortunately, this process caused unnecessary stress and frustration.
Based on our experience, I would NOT recommend Butters John Bee to other buyers and sellers. We expected a much better standard of service and are extremely disappointed with how everything was handled.

5/5 Stars — Outstanding service from Liam Cope and the team!
We cannot recommend Liam Cope and his team highly enough. From the very beginning, Liam was professional, friendly, on the ball, and always contactable. Nothing was ever too much trouble, and he consistently went above and beyond for us.
We are relocating abroad, so it was essential that our sale was done and dusted quickly. Liam and the team truly got us over the line exactly when we needed to.
I want to give a special shout-out to Liam, who was the person that initially came to view the property with us. He sat with us for ages, took the time to discuss every single detail of our needs, and was absolute perfection from start to finish. Brilliant service all around.
Also want to thank and praise Claire Orp & Samuel Toplass, all in all an absolute five-star service from start to finish, couldn't recommend them enough! We had to get the sale over the line in a very short time. They did this with care and professionalism.

I recently viewed a property with Samuel Toplass and was very impressed with the service he provided throughout the process.
Samuel was professional, knowledgeable, and easy to deal with from start to finish. He gave me the time and space to properly assess the property while being available to answer any questions I had. His communication was clear, honest, and responsive, which made the viewing process straightforward and efficient.
As someone who works with property investors, I particularly appreciated his professional approach and willingness to provide the information needed to make informed decisions quickly. There was no pressure, just a transparent and helpful service throughout.
I would be happy to recommend Samuel to anyone looking to buy or sell property and would gladly work with him again in the future.

Yes. Our fully managed service covers everything - marketing, referencing, rent collection, inspections, maintenance, and compliance, so you can let with complete peace of mind.
Do I need special insurance as a landlord?
It's strongly recommended. We'll talk you through options for rent protection, legal cover and contents/buildings insurance tailored for landlords.
Do you support landlords with compliance and legal changes?
Yes, we do. From gas and electrical safety checks to staying up to date with the latest lettings legislation; including the Renters' Reform Bill - we'll help you stay compliant and avoid any legal pitfalls.
What's the first step if I want to let out my property?
Start by booking a free rental valuation. We'll talk you through local demand, expected rental income, and what you'll need to get your property ready for tenants.
What's the difference between an online instant valuation and an expert one?
An online instant valuation gives you a rough estimate using postcode data. An in-person expert valuation is far more accurate - it factors in condition, layout, presentation and current buyer demand in your area.
How do you attract buyers to my property?
We advertise your home on all the major property portals, in our branch, and through targeted social media campaigns using our FLINK technology. We also match it to serious buyers already registered with us. It's all about getting the right people through the door, quickly.
Can I list my home with more than one estate agent?
You can, but it's usually better to work with one committed agent. Multiple listings can confuse buyers and weaken your position. With butters john bee, we focus fully on getting you the best result.
Do you offer mortgage advice?
We can refer you to Just Mortgages who offer mortgage advice. Whether you're buying your first home, moving on, or investing, we'll put you in touch with someone who can offer clear, practical advice every step of the way.
