    We relocated to London and rented a house through Knight Frank beginning August 1. Unfortunately the experience since move-in has been extremely disappointing. Within the first four months of the tenancy we had roughly 25–30 maintenance visits, and by the end of March that number will likely approach 40 contractor visits to the property. This has meant a constant stream of technicians, electricians, plumbers, and other repair personnel coming through the house. Many of the issues existed from the start of the tenancy, including major appliances and systems that were not functioning properly when we moved in. For example: • Range burners not working (we could not cook save for one burner, the smallest) • Dryer not working • Lighting systems with electrical faults • Bathroom ventilation missing • Heating that did not function properly until February (still requiring a 3 day visit next week to fully repair) • A water softener system that was not operational We are now also dealing with a significant leak issue in the basement staircase area that appears likely to require major repair work. The cumulative effect has been that the house has often felt more like a construction site than a home, with contractors frequently on site and repeated disruption to daily life. At this rent level it is reasonable to expect that a property would be fully operational before a tenant moves in. We escalated our concerns within Knight Frank and were directed to the property manager’s supervisor. Unfortunately that interaction consisted largely of generic reassurances and platitudes, with little acknowledgement of the scale of the disruption or meaningful help in resolving it. To be clear, the individual contractors who have visited the property have generally been professional. The issue is that the number and nature of the problems strongly suggests the property was not properly prepared prior to letting, and the response when this was raised was not particularly constructive. Prospective tenants should be aware that our experience involved months of repeated maintenance visits and ongoing unresolved issues in what should have been a fully functioning home.
