We switched the management of this property in Queens Park Place from another leading agent at the end of previous tenancy on 20th April 2026.
The Lettings team - Carmen, Louise, Sofia were right on the ball and within days had organised a few viewings. A letting was agreed at the asking rental amount with the 3rd viewer (after two other tentative offers).
We, as landlords, were very prompt in responding to all requests for certificates/info/Licence etc and the tenants references were promptly gathered and approved. As a result of their efficiency, the tenant moves in today (27th May).
Very happy with the service and efficiency and hope to have a long and mutually beneficial association with KF.

Before renting a flat managed by this company, I would not have expected the experience to be so difficult. The points below describe my personal experience during a two-year tenancy so that others can form their own opinion.
The only person who consistently appeared helpful during my interactions was Kamran. He was friendly during the property viewing and stepped in a few times when I was struggling to get responses regarding certain issues.
The check-in report stated that the flat had been professionally cleaned. However, when we moved in, it appeared dirty and dusty. We had to request additional cleaning and provide photos before the issue was addressed.
The company presents itself as carefully selecting tenants. However, during my tenancy the experience with other tenants in the building was mixed. Some tenants regularly held late-night gatherings and there were occasions with loud arguments during the night (around 2–4 a.m.). There were also times when people were sitting or lying in the common stairway area, which raised safety concerns for me. These situations made the building environment difficult at times.
During the tenancy we encountered a mouse in the flat. The issue was reported immediately with photos. Pest control was arranged only several weeks later after additional follow-up. I suggested that pest control might be organized for the entire building as the company manages all five flats but this was declined. A similar issue later occurred in another flat in the building.
Over time it became clear that several windows in the flat were poorly sealed. There appeared to be gaps between the window frames and the walls, which allowed cold air to enter during colder months. We purchased insulation materials ourselves to reduce the drafts as it cause chronic back pain for me and wife. Because previous maintenance requests had taken a long time, I decided not to raise this additional issue formally.
While contacting utility providers, I noticed that the gas supplier associated with the property had changed at some point. When I informed the property manager, I was asked to urgently switch back to the previous supplier as tenants were reportedly not allowed to change providers. The process took around three weeks and several hours of phone calls. After informing the property manager that the change had been completed, I was told that returning to the previous supplier had actually been optional.
Some items in the flat (such as old bedsheets, pillows, and a mattress) appeared very worn. I suggested replacing or disposing of them, even offering to purchase replacements myself, but I was told they needed to remain in the property. As a result, I had to store these items during the tenancy, which took up space.
At the end of the tenancy, I also asked whether the landlord might want me to leave some useful items I had purchased. I was instructed to remove everything and informed that leaving items could potentially result in a removal charge.
Mould appeared periodically in the flat, which may have been related to ventilation issues.
I arranged professional cleaning through the company recommended by the property managers. Despite this, I was charged over £100 for several minor issues noted during the checkout process (for example small marks or minor damage).
The soundproofing in the building was very limited. From the bedroom it was possible to hear neighbours using their bathroom and other everyday activities. Combined with late-night noise from some tenants, this significantly affected sleep during parts of the tenancy. I reported the noise concerns to the property managers; a note was sent to the building once, but the situation remained the same.
Overall, this tenancy was a very stressful experience for me and my family. After the two-year fixed contract ended, it took some time to recover from the impact of the living conditions and ongoing issues. Based on my personal experience, I would be cautious about renting a property managed by this company.
